About The Position

Monarch Investment and Management Group is seeking an experienced Maintenance Supervisor to lead maintenance operations at West Haven Apartments in Omaha, NE. This is a hands-on leadership role responsible for repairs, unit turnovers (make-readies), HVAC work, team development, and ensuring the property adheres to Monarch's maintenance standards. Requirements

2+ years of experience in maintenance.
2+ years of experience in multi-family housing.
HVAC Certification required.
EPA Certification required.
Experience managing/supervising 3+ employees.
Experience with drywalling, including painting and carpentry.
Working knowledge of plumbing, including sweating copper pipe.
Working knowledge of electrical systems, including outlets, switches, and light fixtures.
Working knowledge to repair and/or diagnose appliances, including refrigerators, stoves, dishwashers, and garbage disposals.
Knowledge of electric and gas water heaters.
Valid Driver's License.

CPO Certification strongly preferred.

Responsibilities

Ensure all work orders are completed in a timely manner based on priority.
Complete make-ready/turnover of units between tenants.
Perform interior and exterior painting/staining.
Collaborate with the Property Manager on monthly budget reviews.
Manage and adapt a preventative maintenance program.
Perform exterior structural maintenance as needed.
Manage coverage of a 24/7 emergency cell phone.
Perform pool maintenance (where applicable).
Assist in capital projects, including but not limited to rehab and/or major repairs.
Assist in managing 3rd party vendors, including gathering 3 bids for projects.
