About The Position

This position functions as the maintenance supervisor for our residential properties. This position is primarily responsible for leading a group of maintenance technicians to achieve property operating and financial goals. This position will directly supervise a team of maintenance technicians ensuring they are supported and have the resources needed to complete their work. This position will also perform maintenance work alongside their team.

  • High School Diploma or General Education Degree (GED) and 5 + years related experience.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Ability to apply concepts of basic algebra.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Responsibilities

  • Lead, supervise, and manage an assigned team of maintenance technicians.
  • Generate enthusiasm and loyalty amongst their assigned team.
  • Work with the assigned multi-site manager to understand the financial standing of each asset and manage the maintenance related expenses to those budgets.
  • Oversee that their teams time is being tracked accurately & in real time to reduce any errors.
  • Ensure that the allocated amount of time is being spent at each property.
  • Oversee all maintenance operations for assigned properties, ensuring workorders and turns are done timely and up to Lloyd Property Management standards.
  • Hold weekly one-on-one meetings with individual techs, along with weekly team meetings.
  • Ensure preventative maintenance is being observed, tracked, and executed with the preventative maintenance manager.
  • Assist with the on-boarding and on-site training of new maintenance technicians
  • Monitor properties to ensure company policies and procedures are followed to maintain standards for safety, quality, and overall company and resident satisfaction.
  • Coordinate and schedule coverage of the properties during vacations and other absences.
  • Enforce safe practices amongst the team and correct unsafe acts/behavior.
  • Ensure all stakeholders are properly communicated with on any maintenance related items or concerns, this includes property managers, maintenance techs, multi-site & regional managers.
  • Assist as needed in the hiring process of maintenance technicians.
  • Responsible for maintaining and ordering inventory for assigned properties.
  • Ensure bi-annual inspections are scheduled and completed in a timely manner for assigned portfolio.
  • Perform any maintenance related duties necessary to keep their team on track. This includes assisting with work orders, turns, inspections, and any other maintenance related items.
  • Responsible for overseeing the curb appeal at the assigned property portfolio. This includes trash pick-up, weed pulling, emptying dog stations, and ensuring lawn & snow care are being completed up to Lloyd Property Management standards.
  • Will be responsible for on-call shifts, normally 1-2 per month.
  • Expected to volunteer when short staffed in remote markets.
  • Perform all other duties as assigned to complete divisional goals and achieve owner expectations.
