About The Position

We are seeking an organized, responsible maintenance supervisor to lead and develop our maintenance team for a property with 108 units in Rainbow City, AL. The ideal candidate will have a strong understanding of mechanical and technical work with excellent leadership and communication skills. This role involves overseeing all daily maintenance activities, managing maintenance programs, implementing preventative maintenance, ensuring timely completion of work orders and make-ready turnarounds, and working hands-on as required. Requirements

Qualified Maintenance Supervisor
HVAC trained and certified
Skilled in all aspects of maintenance: plumbing, electrical, appliance repair, carpentry, pool
Tools and transportation required
Authorized to work in the US

Responsibilities

Oversee, manage and direct all maintenance employees, procedures and operations
Train new employees in maintenance work processes and safety procedures
Perform evaluations of employees to ensure quality of work
Record and track daily progress of maintenance team
Communicate daily with the Property Manager
Help create and adhere to maintenance operation budget
Maintain current records for unit/building maintenance
Ensure maintenance shop is kept clean and organized
Manage proactively a critical parts list in maintenance shop
Maintain vendor relationships and order maintenance supplies as needed
Direct and oversee all daily maintenance activities including delegation of tasks
Manage overall maintenance programs of the property
Implement/supervise preventative maintenance
Ensure completion of work orders within 24 hours and make-ready turn arounds in a timely manner
Work hands-on as required or directed by Property Manager
