About The Position

The Maintenance Supervisor will oversee and participate in the maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other specialties related to the interior and exterior of buildings. This leadership role requires knowledge, skills, and experience to perform repairs, diagnose problems with appliances, plumbing, electrical, HVAC, and other property maintenance issues. The role is also responsible for fostering a safe and highly motivated culture within the maintenance and office teams.

Requirements

HVAC certification required (Universal preferred)
Two or more years of apartment maintenance experience
Working knowledge of tools, common appliances, and devices
General knowledge of building codes and laws applicable to maintenance and repair work
High school diploma or equivalent
Ability to complete required documentation of work performed on a daily basis.
Must have a valid driver’s license.
Must pass a background check, and drug screening.

Responsibilities

Oversees the day-to-day operations of the maintenance department and team.
Evaluates maintenance reports and projects to determine residents’ work orders or repairs that need to be performed or delegated to the maintenance team for completion.
Completes weekly preventative maintenance assessments.
Maintains maintenance procedures, schedules, and supplies with projects, shop inventory, make-ready units, and amenities.
Ensures maintenance work orders and repair work are completed correctly and in a timely manner by the maintenance team.
Ensures work orders completed daily are closed out in the maintenance facility program for accurate data collection.
Assists with departmental budget estimates and costs of specific repair projects.
Participates in monthly safety meetings and maintenance calls.
Performs other related duties as assigned.
Creates a working relationship with outside vendors.
Assists with hiring and training maintenance department staff.
Assists in organizing and oversees the schedules and work of maintenance staff.
Conducts performance evaluations with the Property Manager that are timely and constructive.
Assists in employee-related matters.
