About The Position

The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks. This role involves managing a maintenance team, overseeing the 'Make Ready' process, completing work orders, inspecting work performed by others, maintaining inventory, assisting with budget development, and ensuring compliance with safety standards and regulations.

Requirements

  • High School Diploma or GED Equivalent.
  • Working knowledge of OSHA standards and MSDS regulations.
  • 1 - 3 Years of Supervisor Experience.
  • Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members.
  • 1 - 3 Years of Management Experience.
  • Communication and Delivery Skills with ability to connect to people at all levels.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
  • Current Valid Driver's License.
  • EPA certifications Type I and II or Universal for refrigerant recycling.
  • A valid Certified Pool Operator or a Certified Spa and Pool Operator certificate.
  • All certifications required by State and Local jurisdictions.
  • Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
  • Intermittently required to sit and perform keyboard work.

Nice To Haves

  • Technical degree is preferred.
  • 2-3 years of apartment maintenance experience or equivalent.

Responsibilities

  • Manages maintenance team and assists in employee evaluations.
  • Interviews, hires, orients, and trains new hires.
  • Oversees all aspects of the “Make Ready” process from beginning to end.
  • Assists with and completes work orders generated from resident requests for service, as well as routine upkeep on the property.
  • Diagnoses the source or cause of defects or problems and makes repairs.
  • Periodically inspects work performed by other service team members and contractors/vendors to assess effectiveness and develop corrective action plans.
  • Ensures materials and services meet quality standards, scope, and specifications.
  • Maintains adequate inventory of spare parts and maintenance materials.
  • Works with Community Manager to order supplies and tools within budgetary guidelines.
  • Assists Community Manager in developing the budget for maintenance and capital expenses.
  • Supports cost-cutting and expense control programs.
  • Keeps informed of changes in technology and industry standards.
  • Completes monthly Preventative Maintenance procedures.
  • Demonstrates customer service skills in all interactions.
  • Responsible for safety, cleanliness, and general appearance and appeal of property.
  • Reports any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
  • Ensures property maintenance team complies with Company’s standards regarding service requests.
  • Conducts regularly scheduled RangeWater safety meetings and ensures documentation is up to date.
  • Resolves customer complaints and issues.
  • Performs other duties as assigned.
