About The Position

The Maintenance Supervisor, reporting to the Facilities Manager, is responsible for training and supervising custodial and maintenance crews, overseeing contractors, coordinating all maintenance and repair work, executing work as necessary, and assigning workers to various projects. This role honors and represents the mission, vision, and values of CIT and the Public Works department. The position involves ensuring buildings, grounds, and equipment are maintained and repaired in a timely manner, adhering to manufacturer guidelines and safety policies. The supervisor will also assess building conditions, manage work orders, and provide excellent customer service.

Requirements

  • High School Diploma or GED.
  • Must be at least 18 years of age.
  • Five years’ carpentry and maintenance experience.
  • Two years in a supervisory capacity.
  • Valid driver’s license is required when driving vehicles for work-related purposes.
  • Must be able to successfully pass a background screening / investigation.
  • Knowledge of traditional form of government and tribal customs and traditions.
  • Knowledge of the methods and practices used in preventive maintenance and repair work.
  • Knowledge of occupational hazards and applicable safety practices.
  • Knowledge of safety codes and procedures.
  • Knowledge of materials, methods, and the tools involved in the construction and maintenance of buildings and structures.
  • Skill in operating various word-processing, spreadsheets, and database software programs.
  • Skill in supervising, training, and evaluating assigned staff.
  • Ability to communicate efficiently and effectively both verbally and in writing.
  • Ability to prioritize and schedule tasks and work with vendors.
  • Ability to operate construction equipment such as saws, man lifts, lawn mowers, and assorted hand and power tools.
  • Ability to establish and maintain positive and effective working relationships with other employees, contractors, and the public.
  • Ability to maintain confidential information.
  • Ability to work independently and meet strict timelines.

Responsibilities

  • Oversees and coordinates all work performed by custodial staff and maintenance crew, as well as security and custodial contractors, to include: scheduling repairs, job assignments, ordering supplies, and other supervisory duties.
  • Improves staff effectiveness by coaching, counseling, training and recommending disciplinary action for employees; planning, delegating, monitoring, and appraising job tasks and results in a timely manner.
  • Participates in interviewing and hiring of staff.
  • Participates in and hosts regular meetings to ensure communication between staff and department activities.
  • Maintains the buildings, performs minor construction, grounds, and electrical projects as needed.
  • Serves on call 24/7 to respond to the security contractor.
  • Manages the time clock and approves leave and time sheets for custodians and maintenance crew.
  • Inputs and closes out work orders; ensures all repairs on equipment and buildings are completed in a timely manner.
  • Ensures equipment and buildings are repaired and maintained.
  • Ensures staff completes equipment maintenance per the manufacturer guidelines.
  • Ensures staff follows all safety policies and procedures.
  • Assists in the evaluation of building conditions regarding roofs, walls, trim, and cabinetry; assesses repair strategy and whether contractors/engineers/in-house staff should be assigned based on project scope, current workload schedule, and needed level of expertise.
  • Provides excellent customer service for internal and external customers of the operations; provides solutions for customer concerns and continually focuses on customer service as top priority.
  • Contributes to a team effort and accomplishes related results as required.
  • Performs other duties as assigned.
