Requirements

High School Diploma or equivalent and 4 years of experience in general building maintenance and repair work Required
DL NUMBER - Driver License, Valid and in State possession of a valid drivers license and maintenance of a driving record sufficient to maintain insurance coverage under the University of South Alabama Required
Comparable combination of education and experience may substitute for the above requirements.
Strong knowledge of commercial and institutional plumbing systems.
Working knowledge of healthcare medical gas and vacuum distribution systems.
Ability to interpret mechanical drawings, plumbing drawings, schematics, specifications, and equipment documentation.
Knowledge of valves, piping systems, pumps, domestic water systems, sanitary systems, plumbing fixtures, and related mechanical equipment.
Understanding of medical gas isolation, shutdown, alarm, distribution, and restoration principles.
Strong troubleshooting and root-cause-analysis skills.
Ability to prioritize work based on patient-care impact, safety, regulatory risk, and operational urgency.
Ability to supervise and develop skilled maintenance employees.
Ability to coordinate multiple work activities, contractors, and clinical stakeholders simultaneously.
Strong written and verbal communication skills.
Ability to document maintenance work clearly and accurately.
Ability to use computerized maintenance management systems and standard computer applications.
Ability to work effectively in occupied patient-care environments.
Sound judgment during infrastructure emergencies and utility interruptions.

Responsibilities

Provides direct supervision and technical leadership for approximately 2–4 Facilities Management employees assigned to plumbing, medical gas, and related maintenance functions.
Assigns, prioritizes, schedules, and monitors preventive maintenance, corrective maintenance, inspections, repairs, and other departmental work.
Reviews incoming work requests and establishes priorities based on patient-care impact, safety, regulatory requirements, operational urgency, and available resources.
Provides employees with technical direction and assistance in diagnosing and resolving complex maintenance problems.
Monitors employee productivity, workmanship, safety practices, attendance, and compliance with departmental policies and procedures.
Reviews completed work to verify appropriate corrective action, quality, documentation, and closure.
Participates in employee orientation, technical training, competency development, coaching, and performance management.
Assists Facilities Management leadership with staffing assignments, workload planning, overtime needs, and emergency coverage.
Promotes a culture of accountability, teamwork, customer service, safety, and regulatory compliance.
Provides technical oversight for operation, maintenance, troubleshooting, and repair of hospital plumbing and domestic water infrastructure.
Oversees maintenance of piping systems, valves, fixtures, pumps, pressure-regulating devices, domestic hot and cold water systems, sanitary drainage systems, storm drainage, and associated equipment.
Coordinates response to leaks, water interruptions, sewer backups, drainage failures, low water pressure, domestic hot water deficiencies, and other plumbing emergencies.
Assists in identifying isolation points and developing safe shutdown plans when plumbing systems must be removed from service.
Supports maintenance activities associated with domestic hot water generation and distribution systems.
Assists with implementation of the organization's water-management program, including corrective actions involving building water systems.
Coordinates flushing, repairs, system restoration, and other water-related activities with Infection Prevention, clinical departments, and other stakeholders when required.
Identifies recurring plumbing deficiencies and recommends repair, replacement, or capital-improvement strategies.
Provides technical oversight for the hospital's medical gas and medical vacuum distribution infrastructure.
Supports maintenance and troubleshooting of medical oxygen, medical air, vacuum, associated piping, valves, zone valve boxes, alarms, outlets/inlets, and related system components within the scope assigned to Facilities Management.
Coordinates planned and emergency medical gas shutdowns with affected clinical departments and appropriate hospital stakeholders.
Ensures shutdowns are appropriately planned, communicated, controlled, documented, and restored to service following required testing and verification.
Maintains familiarity with medical gas system locations, zones, isolation valves, alarms, and critical distribution pathways.
Coordinates qualified medical gas contractors when work requires certification, specialized testing, brazing, verification, or other services beyond the capabilities or authorization of in-house personnel.
Reviews medical gas deficiencies and ensures appropriate corrective actions are initiated and tracked to completion.
Supports inspections, testing, documentation, and regulatory survey activities involving medical gas and vacuum systems.
Ensures assigned preventive maintenance activities are completed within established timeframes and documented accurately in the computerized maintenance management system.
Reviews preventive maintenance procedures and recommends modifications based on manufacturer requirements, equipment history, regulatory requirements, failure trends, and operational experience.
Evaluates recurring equipment failures and develops appropriate corrective or preventive strategies.
Ensures corrective maintenance work orders are prioritized appropriately based on risk and operational impact.
Reviews open, overdue, and high-priority work orders and assists with removal of barriers preventing timely completion.
Verifies maintenance records accurately reflect work performed, findings, corrective actions, parts utilized, and equipment status.
Assists with development and implementation of standard operating procedures and maintenance practices for assigned systems.
Plans, coordinates, and supervises plumbing, water, medical gas, vacuum, and related utility shutdowns.
Evaluates the impact of proposed shutdowns and coordinates with affected departments prior to interruption of service.
Participates in emergency response to utility failures and infrastructure events that may affect patient care or hospital operations.
Provides technical leadership during water leaks, pipe failures, sewer events, medical gas problems, utility interruptions, and other Facilities emergencies.
Assists with determining temporary measures necessary to maintain clinical operations while permanent repairs are completed.
Escalates significant infrastructure failures or operational risks to Facilities Management leadership promptly.
May participate in departmental on-call or after-hours response requirements as assigned.
Supports compliance with applicable federal, state, local, accreditation, and healthcare facility requirements related to assigned building utility systems.
Maintains working knowledge of applicable requirements including, as relevant, NFPA 99, NFPA 101, NFPA 70, plumbing codes, CMS requirements, Joint Commission requirements, Alabama Department of Public Health requirements, OSHA requirements, and organizational policies.
Supports the hospital's Environment of Care, Life Safety, Utility Management, Infection Prevention, and Water Management programs.
Participates in regulatory surveys, inspections, Environment of Care rounds, utility assessments, and corrective-action activities.
Ensures deficiencies identified during inspections, rounds, preventive maintenance, or regulatory surveys are appropriately documented and corrected.
Enforces departmental safety practices including appropriate use of personal protective equipment, lockout/tagout, confined-space procedures, infection-control precautions, and other applicable safety requirements.
Ensures work activities are coordinated appropriately when Infection Control Risk Assessment or Interim Life Safety Measures requirements apply.
Provides technical input for renovation, construction, infrastructure replacement, and capital projects involving plumbing, domestic water, medical gas, vacuum, and associated utility systems.
Reviews proposed work for maintainability, operational impact, system compatibility, shutdown requirements, and potential patient-care implications.
Coordinates contractors performing plumbing, medical gas, and related utility work.
Monitors contractor work for compliance with approved scope, hospital requirements, safety expectations, and operational constraints.
Coordinates access to existing systems and assists with planned outages, tie-ins, testing, commissioning, and return-to-service activities.
Identifies infrastructure conditions that warrant repair or replacement and assists Facilities Management leadership with development of scopes of work and capital requests.
Maintains awareness of active construction and renovation work affecting assigned systems.
Maintains accurate documentation of maintenance activities, shutdowns, inspections, repairs, testing, and system deficiencies.
Ensures critical infrastructure information such as valve locations, system isolation points, and utility drawings is maintained and available to Facilities personnel.
Communicates significant system deficiencies, operational risks, project issues, and resource needs to Facilities Management leadership.
Provides clear communication to affected hospital departments regarding planned maintenance, outages, repairs, and restoration of services.
Assists in maintaining policies, procedures, utility inventories, preventive maintenance requirements, and other documentation associated with assigned systems.
Participates in departmental meetings and hospital committees as assigned.
Completes all mandatory department, educational and hospital requirements
Adheres to current Infection Control and Safety Standards
Regular and prompt attendance
