The Maintenance Supervisor sustains the Facility Management Program by providing direct supervision of operational support personnel while managing paint shop process operations. This role encompasses facilities maintenance responsibilities, paint shop equipment oversight, coating application processes, and project work coordination. The position reports to the Facilities Manager/Sr. Facilities Manager and offers a 1st shift opportunity.

Requirements

  • College degree or equivalent work experience in Facilities Management with technical emphasis
  • Minimum 2 years of industry experience in a supervisory role
  • Strong interpersonal and management skills
  • Strong knowledge of building systems
  • Computer proficiency in Microsoft Office and CMMS software
  • Experience working in a unionized environment
  • Basic knowledge of mechanical and electrical equipment and components

Nice To Haves

  • Paint shop operations or automotive/industrial coating process experience
  • Knowledge of paint application equipment (spray guns, booths, ovens, powder coating systems)
  • Understanding of paint shop environmental regulations and VOC compliance
  • Experience with paint shop quality control and troubleshooting coating defects
  • Familiarity with paint materials handling and hazardous waste management

Responsibilities

  • Provide direct supervision of GM UAW Trades, general industrial cleaning personnel, and paint shop operations staff
  • Manage subcontractors as required to support facility operations
  • Meet daily with alternate shift managers to address outstanding issues and coordinate upcoming projects
  • Provide supervisory coverage for housekeeping functions as necessary
  • Oversee daily paint shop operations, including paint process equipment maintenance and coating application processes
  • Monitor paint shop process parameters including temperature, humidity, airflow, and coating thickness to ensure quality standards
  • Manage paint materials inventory, including proper storage, handling, and disposal of paints, solvents, and hazardous materials
  • Ensure paint shop equipment operates efficiently and troubleshoot process issues affecting coating quality or production throughput
  • Oversee preventative maintenance, calibration, and repair of paint shop equipment including spray booths, ovens, conveyors, ventilation systems, and paint delivery systems
  • Ensure compliance with environmental regulations specific to painting operations, VOC emissions compliance, and air quality permits
  • Conduct daily safe operating tours to ensure proper facility operation
  • Prioritize and distribute help desk work orders
  • Manage corrective, emergency, and preventative maintenance of building equipment
  • Solve building operational issues and provide on-site coverage during weekend production or maintenance projects as required
  • Review supply inventory levels and ensure critical components are available to minimize downtime on systems supporting critical environments
  • Investigate, plan, manage, and implement projects assigned by Site Manager and/or GM Site Team
  • Supervise subcontractors performing project work
  • Communicate regularly with building occupants regarding project status and follow up to ensure satisfactory and timely completion
  • Ensure government regulatory compliance including EPA/OSHA requirements, safety programs, CFC handling, and paint shop environmental regulations
  • Ensure compliance with Jones Lang LaSalle and GM audit standards
  • Maintain document control and record retention
  • Meet regularly with Site Manager and Facility Manager regarding outstanding issues
  • Establish relationships with key facility contacts, keeping them informed of work order status and activities
  • Maintain shop and work areas in neat, organized fashion with up-to-date logbooks documenting building status, equipment changes, and contractor activities
  • Provide daily shift communication and necessary reporting as required
  • Support emergency response and implement comprehensive emergency procedures for building operations
