About The Position

The Maintenance Supervisor is responsible for overseeing maintenance operations at multiple properties. This role involves completing service requests, participating in improvement and preventative maintenance programs, and performing various repairs including electrical, plumbing, HVAC, appliances, and structural elements. The supervisor also manages inventory, ensures compliance with safety regulations (EPA, OSHA), interacts with vendors, and maintains positive relationships with residents and staff. A key aspect of the role is being available for 24-hour emergency maintenance calls and operating standard maintenance equipment safely. The position directly supervises maintenance staff, handling all aspects of employee management from hiring and training to performance appraisal and conflict resolution.

Requirements

  • High school diploma or general education degree (GED).
  • Three years related experience in apartment maintenance or related field.
  • Up-to-date EPA Universal and HVAC Certification required from an approved and licensed authority.

Responsibilities

  • Completes service requests within 24 hours.
  • Participates in an ongoing community improvement plan and preventative maintenance program.
  • Diagnoses and performs maintenance/repair on electrical and plumbing systems, A/C and heating systems, appliances, stairs, gates, fences, patios, railings, roofing, gutters, fasteners, tile, carpet, flooring, walls, ceiling fans, interior/exterior lights, shutters, doors, cabinets, windows, sliding glass doors, water heaters, boilers, gas and electric systems, door deadbolts, hardware, mailboxes, locks, ceiling leaks, water irrigation systems, pool areas, tile, Jacuzzi, and pool furniture.
  • Maintains proper levels of inventory and orders maintenance supplies as needed with Property Manager's approval.
  • Responsible for the thorough knowledge, implementation, training and enforcement of pertinent laws and EPA and OSHA regulations governing proper use, storage, and management of hazardous materials.
  • Ensures preventative maintenance is performed on a timely basis and schedules are followed.
  • Obtains bids and interacts with vendors.
  • Remains knowledgeable of competitive pricing of supplies and services.
  • Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
  • Must be available and willing to answer 24-hour maintenance emergency calls.
  • Operates standard maintenance equipment in a proper and safe manner.
  • Directly supervises maintenance staff at all properties.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
