About The Position

RISE is seeking a strong, hands-on Maintenance Supervisor to lead facilities operations at our new residence hall serving the University of Tennessee, Knoxville. This is a leadership role within a high-volume student housing environment. The Maintenance Supervisor is responsible for overseeing preventative maintenance, managing the maintenance team, ensuring compliance with university and company standards, and maintaining a safe, fully operational community. This role requires technical expertise, strong organizational skills, and the ability to lead a team while remaining actively involved in daily maintenance operations.

Requirements

  • Prior experience as a Maintenance Supervisor in student housing or multifamily housing required
  • Strong working knowledge of HVAC, plumbing, electrical, appliances, and general building systems
  • Experience leading and developing maintenance, grounds, and housekeeping staff
  • Ability to manage preventative maintenance programs and high-volume unit turns
  • Strong vendor management and contract oversight experience
  • Familiarity with budgeting processes related to maintenance and capital projects
  • Comfortable working in partnership with university representatives and complying with inspection standards
  • Organized, safety-conscious, and detail-oriented
  • Willingness to participate in a rotating 24-hour emergency on-call schedule

Responsibilities

  • Recruit, train, supervise, and evaluate maintenance technicians
  • Develop and manage the on-call schedule; participate in emergency coverage as needed
  • Maintain professional communication with residents, parents, vendors, and university staff
  • Schedule and oversee preventative maintenance in accordance with company SOP
  • Ensure completion of all maintenance service requests within 24 hours and proper system close-out
  • Lead and execute successful unit turns and make-ready processes, including painting and cleaning when necessary
  • Conduct weekly and quarterly unit inspections
  • Monitor all work performed by outside contractors and ensure proper documentation
  • Maintain inventory controls and maintenance shop organization
  • Oversee master key system reconciliation and security
  • Maintain property compliance with SOE inspections (targeting 90% or higher)
  • Monitor and maintain all assigned building systems
  • Ensure safety standards are followed and report violations immediately
  • Complete incident reports within 24 hours when required
  • Ensure community cleanliness and curb appeal meet RISE standards
  • Oversee trash removal, pressure washing, dumpster area maintenance, and landscaping coordination
  • Alert the General Manager of unusual occurrences or potential issues
  • Assist in preparing maintenance-related budgets and turn planning
  • Maintain proper documentation for contracts and scopes of work
