About The Position

2B Residential is seeking an experienced Maintenance Supervisor to join their team at Cortona at Forest Park in St. Louis, MO. This role is responsible for the day-to-day maintenance operations of an assigned property, ensuring that the physical aspects of the property meet company standards and legal requirements. The position also involves quality control, purchasing, supply management, budgeting, risk management, and personnel administration.

Requirements

  • High school diploma or equivalent.
  • Current driver's license and automobile insurance, along with reliable transportation.
  • HVAC certification required.
  • EPA Certification, Type I and II required.
  • CPO certification required for swimming pools (if needed).
  • Minimum three (3) years of previous experience in property management maintenance, other building maintenance or related trade is required.
  • A positive, self-motivated professional who possesses good communication skills and enjoys working with people.

Responsibilities

  • Operate and/or ensure proper performance of HVAC, electrical, plumbing, carpentry, dry walling, exterior structural and appliances.
  • Develop and supervise the daily activities of the maintenance team, including planning work schedules, assigning tasks, monitoring progress, reviewing work, and appraising performance.
  • Complete maintenance requests as indicated by leasing staff, adhering to all emergency and privacy guidelines.
  • Inspect apartments before and after move-in and move-outs, as well as after the apartment has been turned.
  • Perform property inspections regularly to maintain cleanliness and identify problems.
  • Inspect buildings and grounds to ensure safety and cleanliness, and alert the maintenance team to items needing repair.
  • Under Manager’s direction, negotiate and manage service & maintenance contracts for cost-effectiveness and quality service. Obtain bids from outside contractors and oversee contractor work.
  • Prepare, execute, and monitor the maintenance budget and ensure expense control.
  • Review, prepare, and submit property invoices accurately and in accordance with established guidelines.
  • Communicate with the manager regarding the overall maintenance function at the property.
  • Ensure excellent customer service to prospective and current tenants, and promote a quality living experience for all residents.
  • Manage building access systems.
  • Set up and maintain a daily log of work completed by all maintenance staff.
  • Establish and comply with a comprehensive program to ensure all equipment is inspected, tested, lubricated, adjusted, etc., regularly and as frequently as recommended by the manufacturer.
