About The Position

The Maintenance Supervisor is responsible for the overall physical condition, maintenance operations, and service team leadership for the community. This is a working supervisor role, combining hands-on maintenance responsibilities with oversight of vendors, service requests, and team performance to ensure the property is safe, well-maintained, and operating efficiently.

Requirements

  • Strong technical knowledge of maintenance systems (HVAC, plumbing, electrical, etc.)
  • Proven ability to supervise and lead maintenance teams
  • Strong problem-solving and organizational skills
  • Ability to manage multiple priorities in a fast-paced environment
  • Strong communication and customer service skills
  • Proficiency in Microsoft Office and property management systems
  • Ability to perform basic mathematical calculations and interpret data
  • 3+ years of maintenance or facilities experience
  • High school diploma or equivalent

Nice To Haves

  • EPA, HVAC, or CPO certifications (as applicable)
  • Experience in multifamily or student housing environments

Responsibilities

  • Oversee day-to-day maintenance operations, including service requests and preventative maintenance
  • Perform and assist with repairs across HVAC, plumbing, electrical, and general maintenance systems
  • Ensure timely completion of service requests and high-quality work standards
  • Maintain the overall appearance and functionality of the property
  • Supervise, train, and evaluate maintenance staff and grounds team
  • Assign and prioritize daily work orders and responsibilities
  • Monitor team performance and provide coaching and development
  • Foster a safe, efficient, and team-oriented work environment
  • Manage vendor relationships, including sourcing, bidding, and contract oversight
  • Evaluate vendor performance and ensure quality, cost-effective service delivery
  • Oversee capital projects and property improvements in coordination with the General Manager
  • Negotiate pricing and timelines where appropriate
  • Plan and execute unit turns to meet leasing deadlines
  • Coordinate vendors and internal teams during the turn season
  • Evaluate turn performance and implement improvements for future cycles
  • Assist with long-term capital planning and maintenance strategies
  • Manage maintenance-related budgets and expenses
  • Monitor costs and ensure alignment with financial goals
  • Ensure compliance with safety standards, policies, and procedures
  • Maintain accurate documentation of completed work and expenses
  • Support property operations and respond to emergency maintenance needs
  • Maintain positive relationships with residents, staff, and vendors
  • Perform other duties as assigned to support property success
