About The Position

The purpose of the Maintenance Supervisor position is to maintain a safe and functional physical environment for residents and facility staff.

Requirements

  • Freedom from illegal use of drugs.
  • Freedom from use and effects of drugs and alcohol in the workplace.
  • Anyone found guilty by a court of law of abusing, neglecting or mistreating individuals in a health care related setting are ineligible for employment in the position.
  • High School Diploma preferred.
  • Maintenance experience preferred as well as working knowledge of maintenance terminology/ facility systems- PTACs, central AC units, generators, fire panels, sprinkler systems, electrical, plumbing, etc.

Nice To Haves

  • Experience in Long-Term care setting preferred, but not required.

Responsibilities

  • Plans, schedules, and supervises or performs the facility maintenance program.
  • Keeps the physical plant in safe, working order.
  • Keeps Administrator informed of the status of major facility maintenance projects.
  • Makes repairs timely and as efficiently as possible.
  • Establishes a work-log or checklist for daily, weekly, bi-weekly, or monthly maintenance tasks and required preventive maintenance.
  • Is familiar with Louisiana Department of Health and State Fire Marshall regulations regarding maintenance. Especially, Life Safety Code requirements.
  • Maintains accurate records of various regulatory inspection (fire inspections), fire drills, etc.
  • Assure compliance with applicable governmental regulations and company standards.
  • Maintains overall appearance of facility physical plant.
  • May obtain quotes for physical plant improvements.
  • Supervises contract work.
  • Establishes and maintains accurate records of maintenance activities.
  • Identifies and corrects safety hazards.
  • Oversees maintenance of lawn, landscaping, and building exterior.
  • May pressure wash building exterior, patios, driveways, and sidewalks.
  • May repaint parking lot lines.
  • Maintains record of purchases and inventories of maintenance supplies, tools, and equipment.
  • Identify and correct potential safety hazards.
  • Assist in identifying/selecting appropriate supply vendors.
  • Informing Administrator and/or Corporate Designee of departmental needs, defective equipment, and places orders.
  • Follow and implement maintenance policies and procedures.
  • Periodically assess equipment for replacement/repair.
  • Practice conservation in using supplies and equipment.
  • Do not utilize equipment or supplies outside of manufacturers specifications.
  • Dispense supplies according to need.
  • Maintain MSDS sheets according to requirements.
  • Maintain safeguards for the care, storage, cleanliness, and use of supplies, tools, and equipment.
  • Round the facility checking areas and equipment for cleanliness and operation.
  • Facility uses lock out/tag out policy/ procedure to ensure staff and resident safety.
  • May assist in moving residents from room to room and preparing rooms for new admits.
  • May assist in set up for activities.
  • Will review facility maintenance log and complete tasks in order of priority.
  • Will encourage staff to log or report maintenance issues timely.
  • For a shelter-in-place emergency, the Maintenance Supervisor may be required to stay on the premises.
  • For an evacuation emergency, Maintenance Supervisor may be called out to assist or travel with residents to new locations.
  • Maintenance Supervisor will also be the first to return to the facility to observe damage and condition of the physical plant.
  • Maintenance Supervisor will give (with the assistance of public officials) the "all clear" for residents to return to the facility.
  • The Maintenance Supervisor will assist with facility emergency preparedness in the event of a foreseen emergency.
  • The Maintenance Supervisor may participate in Daily QA (morning) Meetings, Monthly/ Quarterly QA, Resident Council Meetings if requested, Care Plan Meetings upon request, in-service trainings, continuing education programs, and all other meetings called by Legacy or licensing entities.
  • Member of the Interdisciplinary Team (IDT Team).
  • Leads or serves on the facility's Safety Committee.
  • Must be available via telephone with reasonable response time (not exceeding 2 hours) or notify Administrator, corporate designee, or appropriate facility staff prior to unavailability.
  • Maintenance Supervisor and Helper may rotate being on-call. If so, facility staff should be given information on who to call in the event maintenance is needed.
  • Must act in ways that promote professional and positive representation of the facility to the community.
  • Communicates in a professional and courteous manner using effective verbal and non-verbal communication skills with residents, their families, co-workers, and vendors.
  • Maintains confidentiality of department, resident, employee information, communication, and documentation as well as compliance with the Health Insurance Portability and Accountability Act (HIPAA) regulations.
  • Records working hours per company policy.
  • Clocks in and out for all working/training hours.
  • Maintain compliance with Legacy's Compliance program and plan.
  • Adhere to Legacy's Code of Conduct and Dress Code.
