The Maintenance Supervisor is responsible for performing general and higher-level maintenance services, including plumbing, electrical, carpentry, appliance repairs, and HVAC. This role requires timely responses to resident service requests and participation in an on-call rotation, including weekends and nights, with an on-call bonus. Responsibilities also include preventative maintenance tasks such as pool upkeep, exterior lighting checks, filter changes, and apartment inspections. The position involves maintaining a clean work area, tools, and equipment, as well as caring for, maintaining, and inventorying all supplies and equipment owned by the property and/or management company. The job also entails using various hand tools and test equipment, bending, stooping, and kneeling for extended periods, pushing and pulling up to 300 pounds on wheels, lifting up to 100 pounds, climbing ladders up to 40 feet, using a hand-truck, and making ordinary apartment homes spectacular.
