About The Position

Ackermann Group is seeking a full-time Maintenance Supervisor to join the team at the Altura Apartments, a new, luxury, 201-unit community in Cincinnati, Ohio. The Maintenance Supervisor will collaborate with the Community Manager to oversee the daily needs of the community. This role requires proficiency in trade skills, strong communication for excellent customer service, and the ability to maintain the property's mechanical and structural needs. Familiarity with maintenance budgets, managing contractor services, and parts inventory is essential. The position involves physical, supervisory, and administrative tasks related to building and grounds maintenance, ensuring unit readiness, managing supplies and budget, snow removal, responding to emergency maintenance requests, and timely completion of service requests. The role also includes ensuring community amenities are market-ready, utilizing Ackermann technology for documentation and reporting, negotiating with vendors, participating in hiring, coordinating preventive maintenance, performing repairs across various trades (Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting), leading team meetings, and assisting with capital improvement projects.

Requirements

  • Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
  • 3 or more years of related experience that demonstrates a broad knowledge of general maintenance
  • Supervisory experience is required.
  • EPA Type I & II Certification required
  • A valid driver’s license with proof of insurance and reliable method of transportation
  • High school diploma or equivalent

  • Experience with Microsoft Outlook and Office products

Responsibilities

  • Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance.
  • Ensuring unit make-ready schedule meets expectations.
  • Ensuring vacant market readiness.
  • Managing maintenance related supplies, inventory and budget.
  • Snow removal.
  • Responding to periodic after hours “emergency” maintenance requests.
  • Ensuring timely completion of all service requests.
  • Ensuring all community amenities are always market ready.
  • Leveraging Ackerman technology and software to document, manage and report on maintenance related activities and budget.
  • Negotiating rates and maintains positive relationships with local service providers and vendors.
  • Participating in hiring process.
  • Coordinating the execution of the property’s preventive maintenance plan.
  • Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
  • Directing routine meaningful meetings with team members.
  • Taking responsibility for other work-related tasks as assigned by Community Manager.
  • Participating in planning and execution of capital improvement projects.
