About The Position

As a Maintenance Supervisor, you will manage projects, maintenance, and repairs of electrical, plumbing, heating, ventilation, air conditioning (HVAC), and other building systems. This position will supervise the upkeep of buildings, grounds and equipment. The Maintenance Supervisor will lead a team of maintenance technicians, ensuring that all tasks are completed efficiently, safely, and in accordance with established procedures and quality standards. This position reports to the Property Manager. The role includes interviewing and training maintenance department staff, organizing and overseeing their schedules and work, conducting timely and constructive performance evaluations, and enforcing company policies while coordinating disciplinary actions with the Property Manager and Corporate HR as needed. You will also manage the day-to-day operations of the maintenance department, evaluate systems or facilities to determine necessary maintenance or repairs, assess building systems to plan work assignments and project schedules, and develop maintenance procedures and schedules. Additionally, you will obtain services of outside contractors as needed, coordinate renovations and new construction projects with vendors and management, ensure maintenance and repair work is completed correctly and in a timely manner, maintain appropriate inventory and supplies, identify purchasing needs within budget allowances, and track serial numbers, unit locations, and various logs such as foreman checklist, semi-annual equipment inventory, pool, freon, and capital improvements logs.

Requirements

  • Extensive knowledge of building systems such as plumbing, electrical, pool maintenance and HVAC.
  • Excellent time management, organizational, analytical, safety and problem-solving skills.
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan maintenance schedules for building systems.
  • Excellent management and supervisory skills.
  • Proficient with Google Suite or similar software and basic computer skills.
  • Ability to read blueprints, building plans, and repair manuals.
  • Must have a valid driver license and reliable transportation to fulfill the job requirements.
  • Must be able to communicate effectively with tenants, contractors, and team members in English.
  • At least five years of maintenance experience required.

Nice To Haves

  • High school diploma or equivalent preferred.
  • Pool certification, EPA certification, HVAC certification, Fair Housing Training preferred.
