Requirements

  • Minimum of 5 years of related maintenance experience.
  • Proven ability to supervise and lead a large team.
  • Advanced understanding and experience in basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • Expert skills in operating small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
  • Basic computer skills (able to operate mobile device, PC).
  • Valid driver's license.
  • Ability to operate a company or personal vehicle or electrical cart.
  • Availability for regular on-call work assignments/emergency calls, and scheduled off-hours and emergency overtime as required.
  • Ability to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to independently lift/carry supplies or equipment up to 65 lbs.
  • Frequent reaching, stooping, bending, and kneeling.
  • Extensive walking and standing.
  • Ability to climb up and down stairs/ladders.
  • Willingness to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.
  • Ability to safely and successfully perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.

Nice To Haves

  • Property management experience preferred.
  • HVAC and EPA certifications preferred.

Responsibilities

  • Plan, schedule, and supervise the maintenance staff in their daily activities, including maintenance, installation, repairs, service requests, turns, and cleaning of grounds and common areas.
  • Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
  • Conduct regular safety inspections of the property, correct unsafe practices, and train staff on the proper handling of chemicals, supplies, and equipment.
  • Participate in department or regional meetings and community events, and lead safety and department meetings with staff.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Manage the department budget, ensuring projects and scheduling remain within budgetary guidelines.
  • Prepare specifications for major planned projects, and negotiate or solicit bids from contractors and vendors.
  • Inspect vendor work for quality, conformance to specifications, and cost requirements.
  • Purchase or order maintenance supplies, materials, and appliances efficiently and cost-effectively.
  • Ensure inventory is appropriately stocked and maintained.
  • Ensure service requests, make-readies, and other maintenance projects are completed accurately and in a timely manner.
  • Maintain and update all assigned service requests using Yardi Mobile until completion and closure.
  • Troubleshoot and train maintenance staff on various trade-related items (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) to assess functioning and recommend repairs or replacements.
  • Adhere to all company safety policies and ensure employees work in a safe and secure environment.
  • Comply with all OSHA safety regulations, federal, state, and local laws regarding health, safety, or the environment, including LMH’s standard operating procedures and policies.
  • Operate a company or personal vehicle for work-related travel to various locations.
