About The Position

The Maintenance Supervisor III (Painting Supervisor) works under the supervision of the Director of Maintenance and performs advanced (senior-level) supervisory maintenance and construction work in the Maintenance Department. Work involves overseeing the painting tradesmen, supervising the preparation of various areas for painting and surface restoration, calculating material cost for painting work, requisitioning materials, and supplies, ensuring painting work is performed to facility standards, training subordinates in the painting trade, and scheduling work and assignments. The painting supervisor also coordinates activities with other maintenance supervisors and hospital entities. Oversees contractual work performed by contractors and ensures work is verified and invoices are submitted in a timely manner. Works under limited supervision with considerable latitude for the use of initial response, decision making, and independent judgment of proactive, reactive, and emergent work.

  • Must possess valid Texas driver’s license or obtain it no later than 90 days after hire date.
  • Applicants with an out-of-state driver’s license must provide an original certified driving record from the state of driving licensure.
  • Eligible driving record required based on HHSC Fleet Management policy
  • Experience in general construction and maintenance work, including supervisory experience.
  • Graduation from a standard senior high school or equivalent, supplemented by vocational training in a designated trade, is generally preferred.
  • Experience and education may be substituted for one another on a year for year basis.
  • Applicants must pass a fingerprint criminal background check, pre-employment drug screen, and registry checks including the Client Abuse/Neglect Reporting System (CANRS), Nurse Aide, Medication Aide and Employee Misconduct and HHS List of Excluded Individuals/ Entities (LEIE).
  • Males between the ages of 18 – 25 must be registered with the Selective Service.
  • All State Supported Living Center Employees are subject to Random Drug Testing.
  • All applicants must be at least 18 years of age to be considered for employment at a state-operated facility.

Responsibilities

  • Supervises and assigns work details to the painting team consisting of Maintenance Specialists I-IV to accomplish work scheduled in the most professional and efficient manner while providing an aesthetically pleasing environment for patients and staff.
  • Checks work in progress to ensure compliance with instructions, ensures paint colors are mixed correctly, and determines parts and materials to be ordered.
  • Inspects work when completed to ensure quality standards and code compliance.
  • Coordinates work with other department supervisors and the Assistant Director of Maintenance to ensure the efficient and effective use of time and resources.
  • Oversees, supervises, and trains the painting team in preparation of, painting, staining and varnishing of buildings (inside and outside), fixtures, equipment, and vehicles to ensure team awareness of MSDS, equipment, and safety and departmental standards regarding work performance and quality while providing durability and an aesthetically pleasing environment for clients and staff.
  • Supervisory responsibilities include, but are not limited to, reviewing applications, interviewing candidates, selecting and hiring potential employees, scheduling and assigning workload, establishing performance measures, evaluating work performance, providing feedback and guidance, recommending staff development and training, recommending personnel and disciplinary actions, scheduling and approving leave.
  • Prepares reports as requested.
  • Ensures all painting trade personnel maintain an up-to-date knowledge of all products used in Painting Department through seminars, Material Safety Data Sheets (MSDS) standards, and other publications to ensure safety of team, staff, and patients through implementation of continuing shop training.
  • Oversees minor construction and renovation work performed by vendors and contractors to ensure work is performed to all applicable codes and in accordance with the vendors contract.
  • Coordinates Asbestos Abatement projects with contractors and facility ensuring compliance with appropriate rules and regulations as required.
  • Oversees and estimates time and material needed for job/work orders.
  • Oversees and monitors the procurement of materials to maintain adequate bench stock to satisfy requests.
  • Ensures that all invoices for material purchased or services performed are submitted in a timely manner for payment processing.
  • Coordinates and assigns all painting shop personnel to provide rotating “On-Call” maintenance personnel in accordance with Maintenance Department Policy and Procedures.
  • Participates in the “On-Call” coverage on a rotating basis.
  • Performs other duties as assigned.
  • Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation.
  • Such participation may require an alternate shift pattern assignment and/or location.
