About The Position

WinnCompanies is seeking a Maintenance Supervisor II to join our team at Mosa Apartments, a 387-unit affordable tax credit community located in Elk Grove, CA. In this role, you will lead the maintenance operations of a multifamily residential community, supervising maintenance staff while ensuring the property remains safe, well-maintained, and compliant with company standards. This position combines hands-on maintenance expertise with team leadership, preventive maintenance planning, and vendor management.

Requirements

  • High school diploma or GED equivalent required.
  • 3–5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
  • 1–3 years of supervisory, leadership, or team management experience.
  • A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Proficiency with Microsoft Office and other computer-based systems for work order management, reporting, and documentation.
  • Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.
  • Availability to participate in an on-call rotation and respond to emergency maintenance needs.

  • HVAC, asbestos, lead-based paint, EPA, or other industry-related certifications.
  • Experience supervising maintenance operations in multifamily housing, affordable housing, or residential communities.
  • CAMT (Certified Apartment Maintenance Technician) certification preferred or required, as applicable.

Responsibilities

  • Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.
  • Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.
  • Oversee service requests, work orders, staff schedules, and vendor activities to ensure timely completion of maintenance projects.
  • Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.
  • Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.
  • Review property inspection findings, obtain contractor bids, and assist with capital improvement and maintenance projects.
  • Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed.
