About The Position

MMS Group is seeking an experienced and independent Maintenance Superintendent to manage all aspects of residential property maintenance for a 221-unit property in East Orange, NJ. This live-in role involves interior and exterior building inspections, overseeing the preventive maintenance program, and performing repairs in common areas and apartments, including plumbing, electrical, and carpentry. The ideal candidate will be solution-based, organized, and possess excellent communication and customer service skills.

Requirements

• Five+ years of residential multifamily property management/apartment maintenance experience.
• High School Diploma or equivalent.
• East Orange Superintendent License Required.
• Proficiency in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
• Valid driver's license.
• Knowledge of plumbing, electrical, carpentry, appliance maintenance, and boilers.
• Proficient in Microsoft Office (Word, Excel, Outlook).
• Fire Safety and Boiler License certification.
• Possession of basic tools needed to perform routine maintenance tasks.
• Physical aspects of the job may require heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying.

Responsibilities

• Complete all daily work orders efficiently.
• Communicate any delays in completing a work order with the supervisor in the management office.
• Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry.
• Assist the property manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.
• Work with the office team to ensure all turnover repairs and services are completed and on schedule.
• Maintain accurate records for preventative maintenance-building mechanicals, service requests, and apartment turn-over status.
• Have full knowledge regarding contracts and suppliers, their services, and goods.
• Stay current on all applicable building codes and safety standards.
• Maintain trash areas.
• Knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs.
• Operate within OSHA standards and company safety policies and procedures at all times.
• Respond to emergency calls according to the company's policy on after-hours emergency calls.
• Assist in the proper clearing of snow during a snow event.
• Perform other duties as outlined in the job description.
