About The Position

Performs a variety of non-routine and skilled maintenance and repair activities on the community buildings and grounds. This role involves completing work orders through a computerized maintenance management system (CMMS) to repair or install equipment and machinery, including HVAC, carpentry, plumbing, electrical, concrete, and locks. The specialist will also assist residents with general maintenance needs and prepare apartments for move-in by painting, patching, and making necessary repairs. The role requires conducting equipment maintenance, testing, lubricating, and cleaning machinery, as well as maintaining the appearance of buildings and grounds, including snow removal. Depending on the location, the role may involve conducting Life Safety inspections and drills, and performing skilled painting which could be a significant portion of the job duties. The Maintenance Specialist may also be required to be on-call when assigned.

Requirements

High school diploma or equivalent; Trade school preferable
Must possess knowledge of HVAC, plumbing, carpentry, painting, electrical, small equipment repair
EPA refrigerant certification type II required if position will be handling refrigeration
Valid driver’s license preferred
Must be proficient in the use of saws, hand tools, carpentry equipment, lawn equipment, and alarm systems
Experience with commercial kitchen or laundry equipment service preferred
May be required to provide one’s own hand tools for use on the job
Ability to read and comprehend simple instructions, short correspondence, and memos
Ability to write simple correspondence
Ability to effectively present information in one on one and small group situations
Experience with “The WorxHUB” CMMS preferred

Nice To Haves

Trade school preferable
EPA refrigerant certification type II required if position will be handling refrigeration

Responsibilities

Completes work orders as assigned, through a computerized maintenance management system (CMMS), to repair or install equipment and machinery or HVAC, carpentry, plumbing, electrical, concrete, locks, grounds work and assist residents and/or customers with general maintenance needs
Prepares apartments to bring them online, including painting, patching, making repairs, and any other tasks necessary to make unit ready for move in
Performs HVAC upkeep and repairs, tracks inventory, recommends purchases, and completes reports
Conducts equipment maintenance, testing, lubricating, cleaning machinery, and reporting any equipment malfunctions, repairs or replaces defective items
Assists in maintaining the appearance of the main buildings, outside buildings. and grounds, including snow removal and salting
May be responsible for conducting inspections and drills (“Life Safety”) including but not limited to sprinkler inspections, fire drills, electrical inspections, bed inspections etc.
May be required to perform painting (making residential units ready for move in, and painting in common areas); Skilled painting may comprise 80% or more of certain Maintenance Specialists’ job duties, and if so, that Specialist will be designated as that location’s primary painter
Required to remain on-call, when assigned
