About The Position

Performs advanced (senior level) restoration, renovation, building maintenance and construction work in a designated skilled trade. Work involves renovation, restoration, alteration, making inspections, adjustments, installations, maintaining and repairing buildings, utility systems, and stationary equipment, dependent on the trade and operating motorized equipment, requisitioning material and supplies; and maintaining records. Processes paperwork related to work orders, projects, and material requisitions. Acts as lead worker, providing training and guidance to others; assigns, and/or prioritizes workload. Works under minimal supervision, with considerable latitude for the use of initiative and independent judgment. Performs other duties as assigned. Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation. Such participation may require an alternate shift pattern assignment and/or location.

Requirements

Vocational training in one or more of the following trades required: electrical, plumbing, masonry, mechanical equipment, locksmithing, painting, motor vehicle maintenance, grounds keeping, equipment maintenance, HVAC, carpentry, welding, or electronic cabling AND two years’ experience in any of the above.
OR Minimum four (4) years’ total experience in construction, maintenance, or equipment/vehicle repair work as follows: Experience in at least two trades electrical, plumbing, masonry, mechanical equipment, locksmithing, painting, motor vehicle maintenance, grounds keeping, equipment maintenance, HVAC, carpentry, welding, or electronic cabling).
Must possess a valid Texas driver license or obtain it no later than 90 days after hire date to drive a state vehicle.
Applicants with an out-of-state driver license must provide an original certified driving record from the state of driving licensure.
Eligible driving record required based on HHSC Fleet Management policy.
Applicants must pass a fingerprint criminal background check, pre-employment drug screen, and registry checks including the Client Abuse/Neglect Reporting System (CANRS), Nurse Aid, Medication Aide and Employee Misconduct, List of Excluded Individuals/Entities (LEIE).
Males between the ages of 18-25 must be registered with the Selective Service.
All applicants must be at least 18 years of age to be considered for employment at a state-operated facility.
Compliance with HHSC immunization policy and state hospital operating procedures related to immunizations is required.
Knowledge of the repair, maintenance, and operations of buildings, building systems and grounds
Maintains, assembles, installs, repairs, all doors, door locks and door hardware, including all the gates for the permeator fencing; may work with outside vendors when applicable.
Maintains, tests, troubleshoots and repair all components associated with the fire alarm and fire sprinkler systems; may work with outside vendors when applicable.
Knowledge of industrial safety, fire and safety regulations
Skills in the use of hand tools, power tools, and test equipment
Skills in preventative maintenance and inspections of buildings and building systems.
Ability to perform maintenance, follow instructions, and estimate materials.
Ability to apply proper methods, techniques, and procedures in the maintenance and repair of buildings, building and utility systems.
Ability to interpret drawings, schematics, or sketches.
Ability to organize preventive maintenance programs.

Responsibilities

Performs inspections, adjustments, maintenance and repair work in accordance with recognized codes and standards on building systems for various trades associated with the assembly, installation, repairs, of doors, door locks and door hardware, including all the gates for the perimeter fencing.
Maintains, tests, troubleshoots and repairs all components associated with the fire alarm and fire sprinkler systems, carpentry, painting and electrical, to ensure proper maintenance and repair.
Demonstrates the use of hand tools and/or equipment while performing repairs or inspections.
Evaluates work to be performed and determines the best method for performing maintenance and repair work.
Performs repairs and renovations to modernize a building, building system or adapt it to new uses.
Designs projects to conform to applicable codes and standards.
Identifies necessary information such as time and physical location.
Identifies necessary materials and assembly details.
Ensures that the necessary tools and manpower are available to perform the work.
Makes in-process inspections to ensure the job is being done properly.
Selects appropriate material to replace and repair building or building systems.
Recognizes failures in the operation of the equipment.
Correctly identifies the cause of the system or equipment failure and identifies the necessary corrective action.
Acts as a lead worker and provides directions to others on construction, maintenance, or repair projects.
Establishes work schedules, assigns appropriate staff, and oversees repairs or renovations needed.
Maintains safe and uninterrupted services to campus operations and programs systems.
Recognizes improper operation and deterioration of the system.
Establishes a need for repairs and adjustments.
Uses hand tools, power tools, and tests safety equipment as necessary.
Accurately processes paperwork and maintains records on work orders, projects, and material requisitions.
Operates machinery such as backhoes, forklifts, etc. as necessary.
Demonstrates the use of machinery as needed.
Trains others on the proper procedures and methods for repairs or inspections.
Maintains training records for staff.
Operates and maintains motorized vehicles and equipment.
Provides inspections on work performed by contractors to ensure contract compliance.
Completes requisitions for materials and equipment, maintains records of the materials used, calculates the amount of materials needed and the cost of labor, and orders parts and supplies needed to complete work orders.
Actively participates and/or serves in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation.
