The Maintenance Specialist IV performs highly advanced (senior-level) restoration, renovation, building maintenance, and construction work in a designated skilled trade. Work involves renovation, restoration, and alteration; making inspections, adjustments, and installations; maintaining and repairing buildings, utility systems, and stationary equipment dependent on the trade; operating motorized equipment; requisitioning materials and supplies; and maintaining records. Processes paperwork related to work orders, projects, and materials requisitions. Performs other duties as assigned. Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation. Such participation may require an alternate shift pattern assignment and/or location. This position may be eligible to earn additional pay for work performed on evenings, nights and/or weekends. Essential Job Functions (EJFs): • Attends work on a regular basis and may be asked to work a specific shift schedule or, at times, even a rotating schedule, extended shift and/or overtime in accordance with agency leave policy and performs other duties as assigned. • Performs inspections, adjustments, maintenance, and repair work in accordance with recognized codes and standards on building systems for various trades associated with the assembly, installation, repairs of doors, door locks, and door hardware, including all gates, for the perimeter fencing. Maintains, tests, troubleshoots, and repairs all components associated with the fire alarm and fire sprinkler systems. Completes carpentry, painting, and electrical, to ensure proper maintenance and repair. Demonstrates the use of hand tools and/or equipment while performing repairs or inspections. Evaluates work to be performed and determines the best method for performing maintenance and repair work. • Performs repairs and renovations to modernize a building, building system, or adapt it to new uses. Designs projects to conform to applicable codes and standards. Identifies necessary information such as time and physical location. Identifies necessary materials and assembly details. Ensures that the necessary tools and manpower are available to perform the work. Makes in-process inspections to ensure the job is being done properly. • Selects appropriate materials to replace and repair buildings or building systems. Recognizes failures in the operation of the equipment. Correctly identifies the cause of the system or equipment failure and identifies the necessary corrective action. • Acts as a lead worker on construction, maintenance, or repair projects. Establishes work schedules, assigns appropriate staff, and oversees repairs or renovations needed. • Maintains safe and uninterrupted services to campus operations and programs systems. Recognizes improper operation and deterioration of the system. Establishes a need for repairs and adjustments. • Uses hand tools, power tools, and tests safety equipment as necessary. • Accurately processes paperwork and maintains records on work orders, projects, and materials requisitions. • May operate machinery such as backhoes, forklifts, etc. as necessary. Demonstrates the use of machinery as needed. • May train others on the proper procedures and methods for repairs or inspections. Maintains training records for staff. • Performs other duties as assigned.
