About The Position

The Maintenance Specialist (HVAC) performs skilled work involving the maintenance and repair of electrical, mechanical, and building systems. This position requires knowledge across multiple building trade skills, with a focus on heating, ventilation, air conditioning, and plumbing systems. Work may include independent task performance as well as supervision of semi-skilled, unskilled, or skilled employees. The role is evaluated by the Maintenance Supervisor and/or Facilities Management Director based on work order completion and equipment condition. On-Call Duties: Requires participation in a team on-call rotation for evening and weekend emergency coverage, typically averaging one week per month. Hours: The regular work hours are from 8:00 am to 5:00 pm, five days a week (Monday through Friday). Night and weekend work may be required in the event of maintenance needs. Compensation: The starting salary will be dependent upon experience and qualifications.

Requirements

  • High School Diploma or an acceptable equivalency diploma (GED), and four (4) years of experience in commercial/industrial HVAC maintenance; or equivalent combination of education and experience.
  • Must have a valid North Carolina Driver's License and maintain a safe driving history as defined by Alamance County Vehicle Use Policy.

Nice To Haves

  • EPA Section 608 Certification is preferred.
  • Having functional knowledge of computers is preferred.

Responsibilities

  • Installs and maintains varied heating, ventilation, and air conditioning systems.
  • Performs general and preventative maintenance on HVAC systems.
  • Ensure that all installations are done in accordance with set standards.
  • Make sure calibration of thermostats and other system controls are accurately set.
  • Performs checks on motors and belts.
  • Change filters and replace worn out parts.
  • Repairs motors and services to hot water boilers.
  • Maintains consistent chemical compositions in equipment.
  • Assists in ordering supplies or equipment needed for HVAC maintenance or installation as needed.
  • Ensures availability of all necessary items for HVAC related projects.
  • Responds to emergency situations on a timely basis.
  • Assists with inventory and maintenance of tools and equipment.
  • Assists in determining condition & lifecycle of HVAC systems.
  • Performs other related duties as assigned.
