The Service Technician follows directives from either the Service or Community Manager to carry out preventive and maintenance tasks for the apartment community and its residents. They adhere to set policies and operational procedures. If the Service or Community Manager is unavailable, they will take guidance from the Assistant Community Manager. The essential functions of the Maintenance Service Technician are to maintain a professional demeanor and appearance, execute daily maintenance tasks to ensure the maintenance and longevity of buildings, fixtures, and equipment, and undertake physical repair tasks as needed. This includes conducting routine maintenance repairs encompassing basic carpentry, floor repairs, window/glass repairs, plumbing, electrical work, and other relevant repairs. They also undertake physical tasks to address urgent situations like sewer backups or water flooding in apartments, ensuring prompt resolution and cleanup. The technician is responsible for documenting observed deficiencies, reporting substandard housekeeping or unit damage, recognizing financial implications, executing preventive maintenance tasks, collaborating with contractors, maintaining equipment and supplies, performing snow removal, and delivering exceptional customer service. They must also demonstrate proficiency in understanding and adhering to safety precautions outlined in Material Safety Data Sheets (MSDS) for all hazardous materials used in performing job duties, and undertake additional duties as assigned.
