About The Position

The Service Manager is responsible for directing maintenance services at any community within a portfolio. This role provides information and serves as a resource to the Property Manager and others. The objective is to achieve defined goals by planning, evaluating, developing, implementing, and maintaining services in compliance with established guidelines, codes, and regulations. The Service Manager also supervises and directs assigned staff, ensuring that maintenance staff perform the proper repairs and preventive maintenance needed to keep a building's infrastructure running smoothly.

Requirements

  • Proficiency in many trades, including patching drywall, fixing leaks, painting, and re-keying locks.
  • Availability at all times via cell phone to assist teams in case of an emergency (depending on property size).
  • Maintaining a strong working knowledge of industry regulations, restrictions, and laws.
  • Ensuring the company's adherence to regulations.
  • Remaining current on industry standards and new innovations, materials, tools, and processes.

Responsibilities

  • Collaborates with internal and external personnel for the purpose of implementing and/or maintaining services and programs.
  • Develops a preventative maintenance program to ensure buildings are maintained in a safe condition.
  • Directs department operations, including budgeting, safety programs, OSHA/TOSHA, site repairs/construction, and preventive maintenance, to provide services within established time frames and in compliance with requirements.
  • Schedules maintenance worker shifts.
  • Inspects all aspects of new construction, repair work, projects, equipment, work orders, daily maintenance, and supplies to ensure jobs are completed efficiently, specifications are within regulatory requirements, and inspection reports and payment requests are correct.
  • Participates in meetings, workshops, and seminars to convey and/or gather information.
  • Performs personnel functions such as interviewing, evaluating, supervising, counseling, disciplining, directing, and training staff to maintain adequate staffing, enhance productivity, and achieve objectives within budget.
  • Presents information to communicate, gain feedback, and ensure adherence to established internal controls.
  • Recommends policies, procedures, and/or actions to provide direction for meeting company goals and objectives.
  • Responds to emergency situations during and after standard hours to resolve immediate safety concerns.
  • Ensures that buildings are in compliance with local building and safety codes.
  • Oversees common repair tasks such as patching drywall, fixing leaks, painting, and re-keying locks.
  • Maintains a strong working knowledge of industry regulations, restrictions, and laws, ensuring company adherence and staying current on industry standards and innovations.
  • Performs other related duties as assigned.
  • Completes all OneWall University courses by the required deadline.
