About The Position

Under occasional supervision, this role supervises the activities of subordinates and sub-contractors in the maintenance and repair/replacement of County buildings, with a specific focus on areas such as construction, electrical systems, and HVAC systems. The position involves planning work schedules and monitoring records of work orders. The ideal candidate will possess thorough knowledge of general maintenance and repair methods, practices, and procedures, along with industry standards and codes. They must have the mathematical ability for calculations, the capacity to complete tasks within assigned time frames, and the ability to follow oral and written instructions. Knowledge of departmental methods, materials, equipment, machines, tools, and toxic agents is essential. The role requires the ability to perform duties in adverse weather conditions and in the presence of potential hazards like dusts, odors, noise, smoke, explosives, and electrical currents. Comprehensive knowledge of trade terminology and principles, along with the ability to apply common sense for safe and effective task completion, is necessary. Independent judgment in routine and non-routine situations is expected, as is the ability to utilize supervisory techniques. Training assistance to co-workers and employees of other departments may be required, along with instruction and advice to subordinates regarding departmental policies. Maintaining effective relationships with personnel from other departments, professionals, and the public through cooperation is key. The ability to react calmly and quickly in emergency situations and to learn and utilize new skills for job improvement is also important.

Requirements

  • High school diploma and three to five years of practical training and experience in contract management, supervising general construction/maintenance and repair activities; or any equivalent combination of training and experience which provides the required skills, knowledge and abilities.

Responsibilities

  • Directs and oversees the maintenance activities of subordinates and contractors in the maintenance and repair of County buildings in the specific area of expertise such as construction, electrical systems, HVAC systems, etc.
  • Performs such supervisory duties as instructing; assigning, reviewing, and planning work of others; maintaining standards; coordinating activities; and acting on employee problems.
  • May assist in selecting new employees and may recommend transfers, promotions, disciplinary actions and discharges.
  • Works with Architects, Engineers, Authorities Having Jurisdiction, to assemble all required construction documents and permits.
  • Ensures that owner supplied equipment and materials are available for completion of jobs.
  • Requisitions equipment and materials as needed.
  • Oversees and/or performs various maintenance tasks, including but not limited to construction of new buildings, repairing of existing buildings and other structures, digging foundations, assist in installing and repairing HVAC and refrigeration systems, etc.
  • Maintain records of work orders, contracts, change orders, site visits, RFI’s, and other project documentation
  • Inspects jobs in progress for quality, safety, and adherence to established schedules and guidelines
  • Receives, reviews, processes, files and/or submits a variety of documents and reports including equipment maintenance reports, progress reports, costs, purchase orders, daily logs, mileage sheets, blueprints, monthly reports, applications for payment, etc.
  • Utilizes an assortment of types of machinery and equipment in the performance of daily tasks including vehicles, power tools, carpenter’s/electrician’s/plumbing tools, back hoes, bob cats, dump trucks, voltage meters, leak detectors, torches, vacuum pumps, etc.
  • Exercises care and safety in the use of equipment and tools require to complete assigned tasks.
  • May be required to respond to emergency calls.
  • Interacts and communicates with various groups and individuals such as supervisors, County department heads and employees, sales representatives, contractors, etc.
  • Requires the ability to compare and/or judge the readily observable functional, structural or compositional characteristics (whether similar to or divergent from obvious standards) of data, people or things.
  • Requires the ability to inspect items for proper length, width and shape, and visually read various information.
