About The Position

Performs various maintenance tasks involving construction and alteration repairs of NEXCOM Hospitality Group NHG buildings and equipment. Plans and lays out work in accordance with drawings sketches blue-prints and own knowledge of construction or needed repairs.

Requirements

• One year of experience that provided knowledge of general maintenance practices involving the upkeep of buildings, grounds, fixtures, equipment, etc.
• Three years of general maintenance work involving a variety of trade practices associated with occupations such as air conditioning and refrigeration, electrical work, plumbing, carpentry, masonry, and painting.
• Knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, chemicals, and basic safe work practices.
• Standing, stooping, bending, kneeling, climbing, and work in tiring and uncomfortable positions.
• Frequently lifts and carries material weighing up to 50 pounds.

• A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry, or painting).

Responsibilities

• Performs work in at least three of the following trades in the maintenance and repair of buildings and related fixtures: Plumbing, Washer Dryer repair, Heating Ventilation and Air Conditioning (HVAC), Electrical, Carpentry, Painting.
• Plumbing: Makes plumbing repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut-off valves, washing machines, and water supply. Installs water heaters, garbage disposals, faucets, and sinks. Installs, modifies, and repairs utility supply and disposal systems and equipment, including water closets, tubs, fire sprinkler systems, and showers. Works from building plans, blueprints, and sketches to plan and lay out systems and equipment. Installs, modifies, and repairs systems by locating and tapping main lines, setting up system routes, placing and cutting route openings, placing hangers, and determining and installing valves, traps, and unions.
• Washer Dryer repair: Performs routine maintenance on washers and dryers, including cleaning lint ducts and vents, replacing hoses and fittings, and referring more complex problems to supervisor.
• Heating Ventilation and Air Conditioning (HVAC): Recognizes and repairs faulty HVAC units, including domestic and commercial refrigeration and air conditioning units and systems. Installs equipment. Traces and locates defects, plans work, selects tools and testing devices, and performs repairs according to accepted trade practices.
• Electrical: Repairs wiring, controls, equipment, and fixtures such as broken wiring, burned-out switches and relays, loose connections, damaged light fixtures, and poorly operating thermostats. Replaces fluorescent and incandescent ballasts, bulbs, and tubes. May install or repair electrical systems incidental to facility construction or maintenance. Receives work orders, oral instructions, and wiring diagrams. Locates defects using visual checks or test equipment (test lamps, voltage testers, ammeters, polarity testers). Completes repairs to installed systems and rearranges and hooks up items such as outlets, switches, light fixtures, regulators, and circuit breakers.
• Carpentry: Constructs, installs, repairs, and modifies wood and wood substitute structures and items. Constructs and repairs building frames, rafters, concrete forms, walls, staircases, door and window frames, interior and exterior trim, workbenches, countertops, bookcases, and equipment cabinets. Sets up and operates woodworking machines and tools. Assembles items using various joining techniques and glues/adhesives. Uses wood, metal, and composite materials for partitions, flooring, ceilings, countertops, and moldings. Interprets drawings, blueprints, and specifications to determine layout, work sequences, and material types. Plans and carries out projects from initial layout to completion.
• Painting: Accomplishes coating work using accepted methods, including special finishing techniques. Prepares surfaces by smoothing, filling, shaping, leveling, and applying pre-coating agents. Prepares coating materials by tinting, toning, matching, blending, and mixing additives. Applies coating materials using brushes, rollers, spray guns, and graining devices. Ensures finish meets match, texture, decorative, thickness, and level requirements.
• Performs other related duties as assigned.
