The Maintenance Mechanic performs journeyman-level work in several trades for Alaska Housing Finance Corporation, normally as a crewmember in areas with a lead mechanic and sometimes serving as the point person on specific tasks. The position performs and may supervise building, equipment, and grounds maintenance and repairs, and may exercise limited supervision over crews by prioritizing schedules, assigning work, and monitoring progress. The role reports to the Lead Mechanic and is a non-exempt, non-supervisory union position. Work includes maintenance and repair across trades such as heating, electrical, plumbing, carpentry, glazing, roofing, masonry, flooring, painting, and pest control. Duties also include seasonal preventative maintenance, heating-system inspections and servicing, grounds care, winterization, snow and ice removal, unit cleaning and preparation for rental, and emergency repairs. The mechanic coordinates with Property Management on inspections and unit turnovers, instructs tenants on equipment and property care, and may determine repair causes and costs or coordinate local maintenance contracts. The position handles work orders, reports, timesheets, requisitions, inventory, and other records using AHFC computer systems. It may involve estimating labor, time, costs, and materials, assisting with hiring, maintaining keys, and responding to emergencies after hours, including weekends and holidays. Rotating on-call duty is required for duty stations in Anchorage, Fairbanks, Juneau, and Bethel. Work may take place indoors and outdoors under adverse weather conditions and around mechanical equipment, chemicals, tools, and soil. The minimum qualifications are high school graduation, GED, or equivalent, plus four years of apprenticeship training or three years of journeyman-level experience in construction or building maintenance trades, or an equivalent combination of experience or training. A valid Alaska driver's license and a good driving record are required. Candidates must hold a Class 3 Boiler Operator Certificate or be able to obtain one within one year of employment, and have at least six months of data processing and Microsoft Office-related computer experience. The hourly rate is $29.73. External applicants tentatively selected must complete pre-employment urinalysis and breath alcohol testing and a physical. Applications are accepted until September 24th.
