About The Position

This position is maintenance and does not offer per diem. The Maintenance Mechanic III is responsible for the maintenance and repair of buildings, utilizing several trade skills such as plumbing, electrical, painting, heating, and cooling. The role involves monitoring office buildings for problems, requesting necessary equipment and supplies, and updating work orders and logs. Contracted work may include plumbing, HVAC, and remodeling. The position requires responding to emergency situations, maintaining safe working conditions, and ensuring all work is performed according to standards.

Requirements

High school diploma or GED; plus, over two years related experience and/or training.
Must possess a valid State Driver’s License and clean driving record.
Demonstrates excellent organizational/interpersonal skills and safety as the utmost priority.
Needs basic knowledge of Microsoft Office Application and PC skills.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations.
Ability to write reports, business correspondence, and procedure manuals.
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.
While performing the duties of this job, the employee is regularly required to stand, walk; use hands to finger, handle and feel; reach with hands and arms; and talk or hear.
The employee is frequently required to climb or balance; and stoop, kneel, crouch or crawl.
The employee is occasionally required to sit, and taste of smell.
The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds.
Specific vision abilities required by this job include close vision, color vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.

Nice To Haves

3+ years of general maintenance experience.
Knowledge of office complex and skills required for HVAC, plumbing, appliance repair, knowledge of gas appliances and heating repairs, replacements.
Typical industry tools required.
Repairing the property including: the building mechanical systems, plumbing systems, etc.

Responsibilities

Monitor office building for existing or potential problems.
Utilize several trade skills such as plumbing, electrical, painting, heating, and cooling.
Responsible for maintenance and repair of buildings.
Comply with all applicable codes, regulations, governmental agency, and county directives related to building operations and work safety.
Request equipment and supplies to ensure adequate inventory and availability of items to complete installation and/or repair work orders.
Transport tools, equipment and supplies to the job site.
Inform personnel regarding procedures and/or status of work orders.
Take appropriate action and/or comply with building and safety regulations.
Update work orders, repair status and activity logs.
Contracted work includes but is not limited to plumbing, HVAC, remodeling.
Review assigned work orders.
Respond quickly to emergency situations, summoning additional assistance as needed.
Maintain safe working conditions; identify and correct or report unsafe conditions in work areas.
Performs other duties as assigned.
Ensures all work performed is done according to performance standards and contract requirements and inspects completed work for conformance to said specifications and standards.
Interprets company policies and enforces safety regulations.
