About The Position

The Maintenance Mechanics maintains the safe operation and maintenance of building facilities, electrical, and mechanical systems and plumbing. This role performs all responsibilities of the Maintenance Mechanic II role, including reading and interpreting blueprints, repairing and adjusting doors, windows, closures, panic devices and locks, patching holes, installing escutcheons, repairing ceiling and floor tile, making minor masonry and wood repairs, and installing furnishings and equipment. The role is also responsible for operating and maintaining specific equipment, conducting surveys and inventories, performing preventive maintenance activities, responding to customer complaints, and repairing equipment. Additionally, this position may perform daily chemical tests on water systems, enter data into computer systems and databases, maintain records and files, and ensure compliance with applicable regulations, policies, and procedures. In addition to Mechanic II responsibilities, the Maintenance Mechanic III participates in the onboarding and training of all staff, provides guidance to ensure work orders are completed accurately and in a timely manner, assigns and schedules work, and operates and maintains building facilities, systems, and equipment related to plumbing, electricity, HVAC, and steam control, including vacuum systems, control air systems, building air systems, emergency generators, electrical distribution systems, liquid pumping systems, steam, air handling systems, hot/cold water systems, and natural gas and fuel oil systems. Performs related duties as required.

Requirements

A high school diploma and three years of experience in building maintenance, OR an equivalent combination of education, training, and experience.
Working knowledge of commercial HVAC, plumbing, electrical, structural, and general carpentry.
Working knowledge of computer or mobile applications.
Ability to conduct hands-on training for others.
Valid Georgia driver's license and an insurable driving record.
Ability to lift 50 pounds and to bend, stoop, twist, climb a ladder, and walk for distances up to one mile.

Responsibilities

Reads and interprets blueprints, drawings, schematics and written technical documents of general machineries to locate area of trouble and complete repairs accurately.
Repairs and adjusts doors, windows, closures, panic devices and locks.
Patches holes, installs escutcheons, repairs ceiling and floor tile as needed to maintain building appearance.
Makes minor masonry and wood repairs.
Installs pictures, coat hooks, other wall hung furnishings, and equipment as requested.
Responsible for operating and maintaining specific equipment, conducting surveys and inventories, performing preventive maintenance activities, responding to customer complaints, and repairing equipment.
May perform daily chemical tests on water systems and adjust chemical mixtures and feed rates.
Is responsible for conducting surveys and inventories of buildings and equipment.
Enters data into computer systems and databases.
Maintains records and files; interprets applicable regulations and filing and auditing policies and procedures to ensure accuracy and compliance.
Ensures compliance with applicable regulations, policies and procedures.
Practices all applicable safety regulations and uses personal protective equipment as required.
Responds to customer requests and complaints in a timely and appropriate manner; identifies and records need or problem and determines best approach to resolve situation following departmental guidelines.
Participates in the onboarding and training of all staff.
Provides guidance to staff to ensure work orders are completed accurately and in a timely manner.
Assigns and schedules work.
Operates and maintains building facilities, systems and equipment related to plumbing, electricity, HVAC, and steam control.
Operates and maintains building equipment and systems such as vacuum systems, control air systems, building air systems, emergency generators, electrical distribution systems, liquid pumping systems, steam, air handling systems, hot/cold water systems and natural gas and fuel oil systems.
Performs related duties as required.
