About The Position

To lead, oversee, and participate in the more complex and difficult work of staff responsible for the maintenance and installation of electrical systems, computer wiring, and septic lines; oversee the operation and inspection of heating, cooling, and ventilating equipment; and to perform a variety of technical tasks relative to assigned areas of responsibility. This is the advanced journey level class in the Maintenance Technician series. Positions at this level are distinguished from other classes within the series by the level of responsibility assumed and the complexity of duties assigned. Employees perform the most difficult and responsible types of duties assigned to classes within this series including the operation and inspection of electrical, heating, cooling, and ventilating equipment and training lower level employees. Employees at this level are required to be fully trained in all procedures related to assigned area of responsibility.

Requirements

Three years of increasingly responsible maintenance experience.
Equivalent to the completion of the twelfth grade supplemented by course work or training in HVAC, mechanical maintenance, or a related field.
Possession of, or ability to obtain, an appropriate, valid driver's license.
Knowledge of operations, services, and activities of a mechanical maintenance program.
Knowledge of principles of lead supervision and training.
Knowledge of methods and techniques of plumbing, water flow, fire alarm, and emergency lighting repair.
Knowledge of basic principles and procedures of welding and metal fabrication.
Knowledge of maintenance of small equipment.
Knowledge of pneumatic controls and procedures.
Knowledge of air conditioning and refrigeration.
Knowledge of electrical theories and practices.
Knowledge of operational characteristics of boilers.
Knowledge of operational characteristics of mechanical maintenance equipment and tools.
Knowledge of occupational hazards and standard safety practices.
Ability to independently perform the most difficult maintenance duties.
Ability to interpret, explain, and enforce Department policies and procedures.
Ability to operate a variety of mechanical maintenance equipment in a safe and effective manner.
Ability to read and interpret blueprints, schematics, and diagrams.
Ability to perform routine inspections and repairs.
Ability to work independently in the absence of supervision.
Ability to understand and follow oral and written instructions.
Ability to communicate clearly and concisely, both orally and in writing.
Maintain mental capacity which permits making sound decisions, understanding maps and diagrams, evaluating the performance of mechanical and electrical machinery and hand tools.
Maintain physical condition appropriate to the performance of assigned duties and responsibilities which may include walking or sitting for extended periods of time, lifting and carrying heavy materials, straight pulling, reaching above shoulder, repeated bending, crawling, kneeling, and crawling during assigned activities, operating assigned equipment.
Effectively handle a work environment and conditions which involve working closely with others, exposure to fumes, dust, and dirt.
Effectively deal with personal danger which may include exposure to electrical hazards, confined or high work places, extremely loud noises, inclement weather.
Establish and maintain effective working relationships with those contacted in the course of work.

Responsibilities

Lead, plan, train, and review the work of staff responsible for the maintenance, operation, inspection, and installation of electrical, heating, cooling, and ventilating equipment; remove, repair, or rebuild and install heating and cooling circulating pumps.
Plan, direct, and participate in repairing and maintaining electrical systems; perform preventative maintenance and inspections on air handling equipment, ventilating fans, and heating/cooling systems.
Supervise the use of and operate a variety of maintenance equipment including hand tools, power tools, welders, grinders, buffers, tractor loader, and dump trucks.
Train assigned employees in their areas of work in mechanical maintenance methods, techniques, and in the set up and use of equipment.
Verify the work of assigned employees for accuracy, proper work methods, techniques, and compliance with applicable standards and specifications.
Weld, repair, fabricate, and design equipment including tables, stands, cages, benches, and bases; paint welded materials to prevent rusting.
Complete work requests as assigned; make repairs and order parts; operate HVAC units, electric boilers, space heaters, and water flow switches.
Perform monthly inspections of equipment and systems; change air filters, set time clocks used in control and lighting equipment, clean boiler and condenser tubes, and adjust pneumatic controls.
Repair minor electrical problems; install electrical wiring; assist with special projects to ensure electrical, wiring, and sound system needs are met.
May perform minor plumbing duties and septic line service; clean out disposals and traps; unplug toilets, sinks, showers, and sewers.
Install new computer cabling systems; check and verify telephone problems; repair or make referrals as required.
Ensure the adherence to safe work practices and procedures.
Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
Estimate time, materials, and equipment required for jobs assigned; requisition materials as required.
Perform routine inspections of fire extinguishers, emergency lights, and fire alarm systems; schedule equipment services and testing as required.
Perform other duties as assigned.
Inclement Weather maintenance duties include securing property, clearing hazards like snow or debris, and performing emergency repairs to prevent further damage. Responsibilities also involve communicating with supervisors and staff, managing emergency supplies, and potentially adjusting work schedules or roles for essential personnel.
Adjust work schedules: Be prepared for modified work schedules, which may include essential personnel being required to work during extreme conditions.
Emergency Callback: Respond on short notice to an emergency work situation to avoid significant service disruption, avoid placing employees or the public in unsafe situations, or protect and/or provide emergency services to property or equipment, respond to emergencies with students, clients, inmates, patients, or residents. Emergency callback may involve either: going back to work or responding via telephone/computer.
