Requirements

  • Strong maintenance background with 3 years of hands‑on repair experience (apartment maintenance preferred) and 1–2 years of supervisory responsibility, supported by solid troubleshooting and problem‑solving skills.
  • Valid driver’s license, dependable transportation, and a Type II or Universal refrigeration certification (or ability to obtain within 90 days).
  • Capable of demanding physical work such as lifting up to 50 lbs, pushing/pulling 300 lbs on wheels, climbing 40‑ft ladders, and performing extended bending, kneeling, and tool‑based tasks.
  • Able to move heavy appliances and equipment ranging from 75–300+ lbs across units, through stairwells, and within laundry rooms using hand trucks or other equipment.
  • Handles structural and specialty repairs involving materials and machines often exceeding 100–300 lbs, including grills, exercise equipment, golf carts, and security gates.
  • Performs in‑unit upgrades safely such as installing lighting or ceiling fans while lifting and working from step ladders.

Responsibilities

  • Oversees daily maintenance operations by completing and prioritizing work orders, managing emergency repairs, preparing vacant units, and performing preventative maintenance.
  • Maintains property functionality through organized shop management, inventory control, amenity‑area upkeep, and routine inspections across life‑safety systems, pools, elevators, and lighting.
  • Leads and supports maintenance staff by delegating service requests, evaluating technicians and groundskeepers, and assisting with property rehabilitation and QA inspections.
  • Coordinates contractor work by selecting vendors, monitoring performance, and ensuring projects meet quality and budget expectations.
  • Delivers strong resident service through professional communication, timely issue resolution, and support for community events and resident needs.
  • Handles supplemental property tasks including light cleaning when needed, distributing resident communications, and maintaining clean, orderly amenity and common areas.
