About The Position

The Maintenance Manager is responsible for planning, directing, and overseeing maintenance operations across all assigned facilities and properties. This position ensures efficient operation, repair, and preventive maintenance of building systems, equipment, grounds, and infrastructure while maintaining a safe, functional, and compliant environment. The Maintenance Manager provides leadership and strategic direction to maintenance personnel, manages departmental resources and budgets, coordinates vendor services, and supports long-term facility maintenance objectives. This role serves as a key partner to the Director of Facilities in maintaining operational excellence throughout the organization.

Responsibilities

  • Lead, coach, and develop Maintenance Supervisors and maintenance staff to promote a culture of safety, accountability, teamwork, and customer service.
  • Establish departmental goals, performance expectations, and productivity standards.
  • Conduct performance evaluations and provide ongoing coaching and professional development opportunities.
  • Assist with recruitment, onboarding, scheduling, and workforce planning activities.
  • Ensure consistent application of policies, procedures, and safety requirements.
  • Direct and oversee preventive, predictive, and corrective maintenance programs for all assigned facilities and assets.
  • Prioritize maintenance activities and allocate personnel and resources based on operational needs.
  • Monitor work order completion, service levels, and maintenance response times.
  • Ensure proper maintenance and repair of HVAC, plumbing, electrical, mechanical, structural, and building systems.
  • Coordinate emergency repairs and after-hours maintenance support as needed.
  • Evaluate maintenance processes and implement improvements to increase efficiency and effectiveness.
  • Support the development and execution of facility maintenance strategies and capital improvement plans.
  • Monitor facility conditions and identify repair, renovation, and replacement needs.
  • Assist in managing building inspections, equipment assessments, and lifecycle planning.
  • Maintain accurate records of maintenance activities, equipment history, warranties, and asset inventories.

  • Oversee maintenance inventory and warehouse operations through the Inventory Control Specialist.
  • Ensure appropriate stock levels of tools, equipment, parts, and supplies.
  • Monitor inventory usage and implement controls to reduce waste and optimize costs.
  • Ensure maintenance personnel have the equipment and resources necessary to perform assigned duties safely and effectively.
  • Assist in developing and managing the departmental operating and capital budgets.
  • Monitor expenditures and identify opportunities for cost savings and operational efficiencies.
  • Review and approve purchases, service agreements, and maintenance-related expenditures within authorized limits.
  • Analyze maintenance trends and resource utilization to support budget planning and forecasting.
  • Coordinate and oversee third-party contractors, service providers, and vendors.
  • Review contractor performance to ensure work quality, safety, and contractual compliance.
  • Obtain and evaluate bids, proposals, and service agreements as needed.
  • Maintain productive relationships with vendors and external partners.
  • Promote and enforce safe work practices and compliance with applicable regulations and organizational standards.
  • Ensure maintenance activities comply with local, state, federal, and tribal requirements.
  • Participate in safety inspections, audits, and incident investigations.
  • Identify and mitigate facility-related risks that may impact employees, guests, or operations.
  • Support emergency preparedness, business continuity, and disaster recovery efforts.
  • Prepare reports, metrics, and operational updates for the Director of Facilities.
  • Monitor departmental performance indicators and identify opportunities for continuous improvement.
  • Maintain required maintenance documentation, permits, certifications, and compliance records.
  • Participate in organizational meetings, projects, and initiatives as assigned.
