About The Position

The Maintenance Manager reports directly to the Executive Director and is responsible for maintaining both the interior and exterior of the building, including the grounds, ensuring they are in exceptional condition and appearance. This role manages all aspects of maintenance operations and supervises maintenance and housekeeping staff, ensuring a safe, clean, and well-functioning environment for residents and team members.

Requirements

  • One-year certificate from a college or trade/technical school; OR a minimum of 3 years of general maintenance experience and/or training; OR an equivalent combination of education and experience
  • Extensive knowledge of all building systems and related code requirements (e.g., plumbing, HVAC, electrical, and equipment repair)
  • Strong leadership, communication, customer service, and organizational skills
  • Proficiency with Internet browsers and Microsoft Office
  • Must be self-motivated and accountable for results
  • Must have a valid driver’s license and the ability to obtain and maintain the proper license classification and endorsements necessary to operate a community vehicle (including a bus).
  • Must be able to lift up to 75 lbs.
  • Appreciation for seniors and understanding of the aging process
  • Ability to travel locally to support other community locations as needed
  • Familiarity with preventative maintenance and work order systems such as TELS (certification required within first 90 days)

Nice To Haves

  • Two years of supervisory experience preferred

Responsibilities

  • Repair and oversee the maintenance of equipment and building facilities
  • Track and respond to all work orders in a timely manner using our TELS system; obtain TELS Master Certification within the first 90 days of employment
  • Maintain grounds, including exterior building repairs, lawn care, and snow removal coordination with vendors
  • Maintain and clean all areas inside the building, including offices and common areas
  • Oversee the housekeeping department, including ordering supplies and filling in as needed
  • Prepare and refurbish apartments for resident move-ins (e.g., painting, carpet installation, replacing vinyl floors, ceiling fan installation)
  • Train staff on day-to-day operations, emergency procedures, and maintenance protocols
  • Ensure compliance with fire safety regulations, emergency procedures, and environmental concerns (e.g., natural disasters, fires, plumbing/electrical issues)
  • Inspect resident apartments for potential issues or hazards
  • Schedule and/or perform preventative maintenance and maintain quality assurance records
  • Transport residents in company vehicles (must be able to drive a community vehicle/bus as needed)
  • Drive to local suppliers to purchase maintenance-related materials
  • Local travel may be required to support other communities during vacations or absences
  • Respond to emergencies outside of normal working hours as necessary
