About The Position

Heritage Hill Property Management is hiring a Maintenance Manager to lead maintenance operations at one of their St. Louis apartment communities. This role requires a hands-on maintenance leader who can troubleshoot problems, lead and develop a team, plan ahead, manage costs, and take ownership of the overall condition and performance of the property. As Maintenance Manager, you’ll own the day-to-day maintenance operation of the community while partnering closely with the Property Manager to deliver a safe, well-maintained property and a great resident experience.

Requirements

  • 5+ years of hands-on maintenance, facilities, or skilled-trades experience , with strong HVAC experience preferred
  • Demonstrated experience leading, coaching, or mentoring a maintenance team or crew
  • Strong working knowledge of HVAC, plumbing, electrical, appliances, and general building repairs
  • Ability to diagnose problems and make sound repair-vs.-replace decisions
  • Experience prioritizing multiple work orders, turns, projects, and competing property needs
  • Comfortable using technology and maintenance/work-order systems to manage and track work
  • Experience managing maintenance expenses, vendors, and/or budgets
  • Strong problem-solving and decision-making skills
  • Clear communication and a resident-focused approach to service
  • An ownership mindset — someone who sees a problem, takes responsibility, and follows it through to resolution
  • Flexibility to respond to changing priorities and emergency/on-call needs
  • High school diploma or GED required
  • Ability to reliably commute to and around the property as required for the role

Responsibilities

  • Leading from the field — troubleshooting HVAC, plumbing, electrical, appliance, and general maintenance issues alongside your team when needed
  • Leading and developing your team by setting priorities, coaching performance, and building technical skills
  • Owning service and make-ready performance , ensuring work is completed efficiently, accurately, and on time
  • Planning ahead for preventive maintenance, upcoming turns, projects, staffing needs, and property priorities
  • Managing maintenance expenses and making smart repair-vs.-replace decisions that protect the property's budget
  • Managing vendors and contractors while balancing quality, cost, and urgency
  • Using maintenance systems and data to track work orders, turns, costs, and results
  • Maintaining property standards through regular inspections and proactive identification of maintenance needs
  • Partnering with Property Management to solve problems, improve operations, and deliver a positive resident experience
  • Responding to emergency maintenance needs and participating in the property's on-call rotation
