About The Position

The Maintenance Supervisor is a working leadership role responsible for supporting daily maintenance operations across the portfolio while actively performing field work. This position provides hands-on leadership for maintenance teams, vendor coordination, fleet management, regulatory compliance, safety programs, and capital improvement execution. The role requires strong technical knowledge, leadership capability, and operational accountability to ensure properties are maintained to high standards of safety, efficiency, and resident satisfaction.

Requirements

  • Minimum 5+ years of progressive maintenance leadership experience in property management, commercial real estate, or multifamily housing
  • Strong working knowledge of HVAC, plumbing, electrical, appliances, structural systems, and general building operations
  • Prior supervisory experience with hiring, coaching, discipline, and termination responsibilities
  • Valid driver’s license with acceptable driving record
  • Ability to obtain and maintain required certifications and licenses

Nice To Haves

  • Experience managing fleet operations and workplace safety programs
  • Knowledge of Oregon landlord-tenant operations and regulatory compliance preferred
  • OSHA Safety Training
  • CPO (Certified Pool Operator)

Responsibilities

  • Perform hands-on maintenance work including diagnostics, repairs, inspections, and project oversight
  • Support teams during emergencies, major repairs, turnovers, and capital improvement projects
  • Troubleshoot complex mechanical, plumbing, electrical, HVAC, structural, and life-safety issues
  • Oversee vendor performance and quality control in the field
  • Provide day-to-day guidance and support to maintenance staff
  • Assist in establishing departmental goals, standards, procedures, and performance expectations
  • Support performance feedback and coaching in partnership with leadership
  • Develop staffing schedules, on-call rotations, and emergency response coverage
  • Ensure appropriate staffing levels for daily operations and special projects
  • Maintain all required state, local, and industry licenses, certifications, and permits
  • Ensure department compliance with Oregon OSHA, Fair Housing, EPA, fire/life safety, and local building requirements
  • Monitor contractor licensing and insurance compliance
  • Maintain records related to inspections, certifications, permits, and compliance reporting
  • Manage fleet maintenance schedules, repairs, registration, insurance coordination, and replacement planning
  • Monitor fuel usage, vehicle conditions, and driver accountability
  • Ensure proper use and care of company tools and equipment
  • Lead the company Safety Committee
  • Conduct regular safety meetings, inspections, incident reviews, and training sessions
  • Promote a culture of safety across all departments
  • Assist with departmental budgeting, forecasting, and expense control
  • Review bids, negotiate contracts, and manage vendor relationships
  • Monitor maintenance expenditures and identify cost-saving opportunities
  • Oversee purchasing standards, inventory controls, and material procurement
