Requirements

  • Have a valid drivers license and proof of insurance
  • Have and maintain a good driving record clear of significant violations
  • Associates or bachelors degree in facilitiesproperty management
  • Experience in a manager level resort maintenance role
  • One 1 to two 2years of experience in building and facilities maintenance
  • Certified Pool Operator CPO or Aquatic Facility Operator AFO certification
  • HVAC certification
  • OSHA certification
  • Hazardous material handling training within six 6 months of hire date
  • One 1 year experience in the care maintenance and repair of large commercial or public swimming pools and associated equipment and facilities
  • Ability to perform maintenance duties such as plumbing electrical construction appliance repairs painting and pool maintenance
  • Ability to multi task and handle all maintenance issues

Responsibilities

  • Is familiar with all aspects of the properties systems including electrical and plumbing
  • FollowsCapital VacationsSOP concerning licensing and service agreements
  • Coordinates work with outside vendors to have the least interference with the guest experience
  • Supervises and maintains the upkeep of the property
  • Serves as the main source of contact for inspection agencies including Fire Safety Water Safety and Employee Safety
  • Maintains an organized work area
  • Participates in the weekend MOD program
  • Completes monthly inventories and sets par levels with Resort Managers approval
  • Supervises and performs maintenance and repair work on swimming pool facilities and related mechanical equipment including electrical pump and filtration and plumbing systems
  • Supervises maintenance of chemical balances and the related chemical testing and injection systems
  • Supervises and assigns the work of maintenance employees
  • Inspects work for completeness
  • Provides direction and assignments to employees and maintains property management data book
  • Determines material equipment and supplies necessary to complete tasks
  • Orders all supplies promptly to complete projects
  • Assigns all painting electrical and plumbing issues waste management and landscaping duties to employees to complete with all units
  • Performs a variety of skilled work in the maintenance repair and upkeep of resort buildings and units including carpentry plumbing filter maintenance and light fixture maintenance
  • Performs general repairs as needed such as painting patching walls security hardware and landscaping
  • Maintains swimming pool during the summer season
  • Coordinates or installs inspects repairs and maintains the electrical plumbing mechanical and other related systems
  • Coordinates or inspects operates and maintains the heating cooling and ventilation systems
  • Coordinates and inspects major contract work on the electrical plumbing mechanical and other related systems
  • Performs all other duties as assigned
