About The Position

F&F Property Management is seeking an experienced, hands-on Maintenance Manager to lead maintenance operations across our multifamily portfolio throughout San Diego County. This position is responsible for overseeing maintenance operations, preventative maintenance programs, vendor management, resident service standards, compliance, and team leadership across all F&F Properties within the portfolio. This is a portfolio-based leadership role supporting approximately 1,200 units across 47 multifamily communities. The Maintenance Manager will partner closely with Property Operations leadership to ensure properties are maintained to high operational, safety, and resident service standards. The responsibilities of this position extend to all F&F Properties throughout San Diego County, requiring regular travel between communities and a strong ability to prioritize and manage multiple property needs simultaneously.

Requirements

  • 5+ years of multifamily maintenance experience.
  • Minimum 2 years of maintenance leadership or supervisory experience.
  • Strong knowledge of building systems, preventative maintenance, and apartment turns.
  • Experience managing maintenance operations across multiple properties preferred.
  • Strong organizational, prioritization, and problem-solving skills.
  • Experience with property management/work order systems.
  • Proficiency with Microsoft Office and/or Google Workspace.
  • Valid driver’s license and ability to travel throughout San Diego County.

Nice To Haves

  • HVAC/EPA certification, CPO, or related trade certifications.
  • Bilingual English/Spanish preferred.

Responsibilities

  • Oversee maintenance operations across all F&F Properties throughout San Diego County.
  • Lead work order management, service response standards, and completion quality.
  • Coordinate unit turns and renovation maintenance to support leasing timelines.
  • Conduct routine property inspections to identify maintenance, safety, and curb appeal needs.
  • Ensure building systems including HVAC, plumbing, electrical, irrigation, and life-safety systems are operating effectively.
  • Manage preventative maintenance programs and seasonal maintenance schedules.
  • Serve as escalation point for complex resident service issues and emergency situations.
  • Coordinate emergency maintenance response and after-hours support as needed.
  • Provide leadership, direction, coaching, and accountability for maintenance staff.
  • Assist with recruiting, interviewing, onboarding, and training maintenance team members.
  • Establish expectations for customer service, safety, workmanship, and documentation.
  • Conduct performance evaluations and ongoing coaching conversations.
  • Foster a culture of accountability, teamwork, professionalism, and continuous improvement.
  • Manage vendor relationships, project scopes, bids, and scheduling.
  • Determine when projects should be handled internally versus outsourced.
  • Oversee vendor performance, quality control, and invoice approvals.
  • Assist with capital improvement planning and larger repair projects.
  • Monitor tools, equipment, and fleet safety practices.
  • Manage maintenance budgets and monitor operational spending.
  • Track operational metrics including work order completion, turn times, emergency response, and preventative maintenance completion.
  • Ensure compliance with OSHA standards, company policies, local codes, and safety practices.
  • Maintain accurate maintenance records, inspections, and vendor documentation.
  • Support fair housing compliance and resident privacy standards.
