About The Position

Grounded in our Purpose, to Serve from the Heart, the Maintenance Manager owns the physical plant and building systems at Crystal Peak Lodge and supervises the Maintenance Technician. This role is responsible for keeping a 20-year-old ski-in/ski-out building running at peak performance through harsh Colorado winters and busy summers, while supporting the CoralTree Rental Program with timely in-unit maintenance and delivering memorable experiences to guests and owners.

Requirements

  • Five or more years of building maintenance or engineering experience in a hotel, resort, residential, or condominium setting, including at least two years in a supervisory role.
  • Strong working knowledge of HVAC, plumbing, electrical, boiler, and life-safety systems.
  • Snowmelt experience strongly preferred.
  • Trade certifications a plus (CPO, EPA 608, electrical or plumbing licensure).
  • Experience with work order management systems. Breezeway preferred.
  • Calm in emergencies and able to lead a small team through high-stakes situations.
  • Available for on-call rotation including nights, weekends, and holidays.
  • Demonstrate the ability to build personal credibility through ethics, fairness, and trust with team members, owners, vendors, and guests.
  • Demonstrate the ability to coach and develop a maintenance team in technical skills and CoralTree service standards.

  • Demonstrate the ability to plan, prioritize, and lead a team through preventive maintenance, in-unit work orders, and emergencies.
  • Understand maintenance and capital expense budgets and the impact of cost decisions on property performance.
  • Strong cost management skills, including vendor negotiation and parts and supplies inventory control.
  • The ability to forecast monthly maintenance spend and contribute to annual operating and capital budgets.

Responsibilities

  • Lead and execute the preventive maintenance program for the building including HVAC, boiler, snowmelt, life safety systems, fire panel, pool and hot tub mechanicals, elevators, and roof systems.
  • Manage building system contracts and vendor relationships including elevator, fire alarm, sprinkler, and snowmelt.
  • Supervise and develop the Maintenance Technician.
  • Build daily and weekly schedules around guest turns, preventive maintenance, and capital project support.
  • Respond to in-unit maintenance work orders for Rental Program units through Breezeway and coordinate with the Housekeeping Supervisor on rental-ready status.
  • Support owner-paid work orders in non-rental units consistent with the Rental Management Agreement repair threshold of $1,000 before written owner approval is required.
  • Maintain accurate parts and supplies inventory within budget.
  • Partner with the Property Manager on capital project planning, reserve study items, and contractor management.
  • Have familiarity with construction processes, timelines, and terminology, with the ability to effectively collaborate with contractors and project managers during renovation and capital projects.
  • Be the property's emergency response lead for water intrusion, power outages, and life safety events.
  • Participate in the CoralTree Manager on Duty rotation as appropriate.
  • Maintain a safe work environment in compliance with OSHA and Colorado regulations.
