About The Position

The Maintenance Manager is responsible for all electrical, mechanical, HVAC, water, vehicle, tool, room, kitchen, and common area maintenance. This person must be able to assess any maintenance-related problem and either fix it or get someone who can minimize internal and external guest inconvenience. This person will also assist the Director of Maintenance with maintaining the maintenance team and billing for the Private Owners Services department.

Requirements

  • Must possess a Vocational or Secondary School education in one of the trade disciplines of which he or she must manage.
  • Must have a minimum of 3 years building management experience regarding essential utilities and equipment management.
  • Must know about National Codes and Standards ANSI 117, NEC, OSHA, TOSHA, ADA.
  • Knowledge of Excel Microsoft Forms.
  • Familiar with Property management systems and the capacity to be trained on the current systems in place.
  • Must be able to communicate clearly with management, team members, and guests in an informative manner consistently.
  • Basic knowledge and understanding of math.
  • The ability to think outside the box and to place interim measures in effect to minimize downtime of essential services.
  • Must be able to troubleshoot various systems, with the objective being to repair and reduce downtime for guests and employees.
  • Must be able to exercise judgment and make decisions based on job knowledge and awareness of company goals.
  • Must be able to lift up to 50 lbs.
  • Required to work outside in all weather conditions.
  • Must be able to operate a company vehicle or golf cart safely.

Responsibilities

  • Manage and maintain the Utilities and Equipment management programs to the standards set forth by the Owners and General Manager.
  • Oversee general maintenance of all building exteriors on the property.
  • Establish cost Savings Programs in regards to utilities and supply costs.
  • Train and supervise all maintenance staff.
  • Comply with all company policies and procedures.
  • Work well with other Team Members, Managers, and interact with our guests.
  • Train and supervise all maintenance staff in the course of general maintenance repairs regarding preventive maintenance.
  • Oversee and assign work orders generated by the team and the guests.
