About The Position

The Maintenance Manager is responsible for directing the efforts to maintain the cleanliness and market-ready condition of the community grounds and vacant units. This role involves providing excellent customer service, participating in an on-call emergency rotation, leading asset preservation through regular audits, and managing maintenance expenses within budget. The manager will also maintain records, drive team growth through coaching, and ensure adherence to Fair Housing laws. This is a full-time position requiring a high school diploma or equivalent, with a focus on effective leadership and communication.

Requirements

  • Understanding of basic budgeting terms and processes
  • Ability to lead a maintenance team and delegate tasks effectively.
  • Organization and time management skills
  • Effective verbal and written communication skills
  • Intermediate computer skills
  • High school diploma, GED or equivalent
  • Certified in HVAC or other industry recognized skill or trade.
  • Minimum 4 years related experience.
  • Minimum 1 year industry experience
  • Must be able to complete and pass drug testing and background check

  • Experience managing teams preferred.

Responsibilities

  • Directs the efforts to maintain cleanliness of the grounds and surrounding areas of the community with quality and attention to detail
  • Follows through to ensure vacant units are in market-ready condition within company guidelines of excellence and timeliness
  • Effectively communicates with Leasing Team to ensure vacant units are available as scheduled
  • Provides excellent customer service to customers, including prospects, residents, and vendors
  • Schedules and participates in On Call Emergency Rotation
  • Leads the preservation of the asset through risk walks and curb appeal audits
  • Prepares Incident Reports as needed
  • Assists in the preparation of the annual property budgets
  • Maintains and manages maintenance expenses within budget guidelines
  • Maintains maintenance and capital purchase records via Entrata database.
  • Drives the growth and development of the team through effective coaching and counseling techniques.
  • Adheres to the letter and spirit of Fair Housing laws.
  • Completes assigned tasks and projects as directed by the Community Manager and communicates progress regularly.
