About The Position

The Maintenance Man performs skilled and semi-skilled maintenance, repair, and upkeep of Cooperative facilities, grounds, equipment, and related systems. This position is responsible for helping maintain safe, clean, functional, and professional working environments throughout all Cooperative properties and facilities. The position requires a dependable, self-motivated individual with strong working knowledge in one or more maintenance trades, including electrical, plumbing, carpentry, HVAC, painting, irrigation, or general building maintenance. Applicants with hands-on maintenance experience and trade-related knowledge are strongly preferred.

Requirements

  • Working knowledge of general building maintenance practices and procedures.
  • Strong mechanical aptitude and troubleshooting ability.
  • Ability to safely use hand tools, power tools, lawn equipment, and maintenance equipment.
  • Ability to work independently with minimal supervision.
  • Ability to prioritize tasks and address maintenance needs promptly.
  • Basic computer knowledge and ability to maintain service and maintenance records.
  • Ability to communicate effectively with employees, contractors, vendors, and supervisors.
  • Knowledge of workplace safety practices and procedures.
  • High School Diploma or equivalent required.
  • Must possess and maintain a valid Florida Driver's License and maintain an acceptable driving record.
  • Must be capable of operating Cooperative vehicles, including pickups, trucks, vans, and other assigned equipment.
  • Must demonstrate safe work habits and follow all safety policies and procedures.
  • Must be able to use computers, mobile devices, email, and electronic work systems in a secure and responsible manner.
  • Must be available to respond during emergencies, storms, after-hours callouts, or disaster recovery operations.
  • Must maintain regular and reliable attendance.
  • Employment is contingent upon successful completion of a background check and pre-employment drug screening.

Nice To Haves

  • Applicants with hands-on maintenance experience and trade-related knowledge are strongly preferred.
  • Demonstrated experience, training, or working knowledge in one or more of the following areas: General building maintenance, Electrical maintenance and repair, Plumbing maintenance and repair, Carpentry and construction-related work, HVAC maintenance, Painting and pressure washing, Irrigation systems and lawn maintenance, Equipment maintenance and repair.
  • Preference will be strongly given to applicants with hands-on experience in multiple maintenance trades, such as: Previous commercial or industrial maintenance experience, Experience working independently in a maintenance environment, Hands-on experience using maintenance tools and equipment, Experience in troubleshooting building or facility-related issues.
  • A minimum of two (2) years of general maintenance experience is highly preferred.
  • Residency within the Cooperative service territory is not required but is strongly preferred.

Responsibilities

  • Perform routine building maintenance and repair work for Cooperative facilities and properties.
  • Perform general electrical maintenance, including replacing lights, bulbs, fixtures, switches, and making minor electrical repairs.
  • Perform plumbing maintenance and repairs, including unclogging drains, repairing faucets, sinks, toilets, PVC piping, and copper connections.
  • Coordinate outside contractors and vendors for specialized repairs or maintenance services as needed.
  • Perform carpentry-related maintenance, including hanging doors, wall repairs, furniture repairs, shelving installation, and related projects.
  • Perform painting and surface maintenance, including touch-up painting, pressure washing, wallpaper repair, and facility appearance upkeep.
  • Perform scheduled maintenance and inspections on generators, fire pumps, fire extinguishers, HVAC systems, and related equipment.
  • Maintain HVAC evaporator units, drains, and replace filters according to maintenance schedules.
  • Maintain irrigation systems in compliance with watering restrictions and facility needs.
  • Maintain Cooperative grounds, including lawn care, shrubbery trimming, and general exterior upkeep.
  • Perform routine maintenance and minor repairs on equipment such as vacuums, ice machines, air conditioners, and other facility equipment.
  • Maintain accurate maintenance logs, inspection records, and service documentation for building systems and equipment.
  • Record and report equipment operating hours and fuel usage as required.
  • Receive, monitor, and report fuel deliveries.
  • Assist with facility-related emergency repairs and storm restoration support as needed.
  • Respond to miscellaneous facility repair needs, including fencing, concrete, windows, mailboxes, and related maintenance items.
  • Maintain work areas, tools, and equipment in a safe and orderly condition.
  • Observe and follow all Cooperative safety rules, policies, and procedures.
  • Deliver materials and supplies to various locations as needed.
  • Assist other departments with maintenance-related tasks when requested.
  • Perform other related duties as assigned.
