About The Position

Artcraft Management is seeking a hands-on, organized, and committed Maintenance Lead Technician to lead the day-to-day maintenance operations for the community. This role involves completing service requests, coordinating apartment turns, performing preventive maintenance, and troubleshooting/repairing various building systems. The ideal candidate will also supervise and mentor the maintenance team, manage inventory, work with vendors, help maintain grounds, and participate in an on-call rotation for emergency maintenance.

Requirements

  • 3+ years of apartment or building maintenance experience.
  • Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs.
  • Valid Virginia driver's license.
  • Excellent customer service and communication skills.
  • Ability to lift up to 50 pounds and work both indoors and outdoors.
  • High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience.
  • Possession of valid Virginia Driver’s License and proof of insurance.
  • Running maintenance errands is an essential function of this position.
  • Microsoft Office Suite; Payroll Systems; Project Management Software
  • Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience.
  • Must possess a basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance.
  • Must be able to work well with others (other employees, residents, and vendors).
  • Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing, and management.
  • Requires personal contact, proper conduct, and a high level of competence and efficiency.
  • Requires ownership of hand tools.
  • The capacity to perform sustained manual labor, work in inclement weather and climbing ladders and working on roofs is also required.

Nice To Haves

  • Leadership or supervisory experience preferred.
  • EPA certification preferred.

Responsibilities

  • Lead the day-to-day maintenance operations for the community.
  • Complete service requests and ensure excellent resident service.
  • Coordinate apartment turns to prepare homes for new residents.
  • Perform preventive maintenance to keep the property operating efficiently.
  • Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, carpentry, and other building systems.
  • Supervise and mentor the maintenance team.
  • Maintain inventory and work with vendors when needed.
  • Help maintain beautiful grounds and common areas.
  • Participate in an on-call rotation for emergency maintenance.
