About The Position

Under close supervision of the Engineering and Construction Services (ECS) Senior Maintenance Technician, the Maintenance Laborer assists in maintaining the physical condition of all residential units, grounds, and properties associated with, and managed by the ECS Residential Services Division. Utilizes working knowledge and experience in all of the construction trades to handle basic residential maintenance repairs and issues. This job class is treated as FLSA Non-Exempt. The Maintenance Laborer is distinguished from the Maintenance Technician level and above by a more basic level of expertise and experience required. The Maintenance Laborers perform more routine tasks and entry-level tasks while only assisting with more complex and in-depth electrical, plumbing, heating, ventilation and air conditioning (HVAC) duties performed by the higher level maintenance workers.

Requirements

  • Graduation from High School or a GED equivalent required.
  • For enrolled Community Members without a GED, must obtain a GED.
  • Requires participation in the HR GED Program and successful completion of the Arizona state certified exam in order to continue employment with SRPMIC.
  • Some applicable experience in a closely related field including, but not limited to, handyman, electrical, plumbing, drywall and carpentry is highly preferred but not required.
  • Must provide own basic hand tools to meet the job requirements.
  • Prior to hire as an employee, applicants will be subject to drug and alcohol testing.
  • Will be required to pass a pre-employment background/fingerprint check.

  • Skill completing residential work orders and task as assigned.
  • Skill completing basic residential repair and installation.
  • Skill in operating a variety of tools and equipment used in grounds keeping work, including backhoes, sprayers, and mowers.
  • Skill establishing and maintaining effective working relationships with homeowner clients, coworkers and contract workers.
  • Skill in using a computer and/or handheld device for daily tasks.
  • Ability to work in inclement weather conditions including heat, cold, rain, monsoons, etc.
  • Ability to respond to “24/7” emergency repair requests within 30 minutes.
  • Ability to follow oral or written instructions.
  • Ability to adhere to maintenance work orders and vacancy turn deadlines and track work completion.
  • Ability to safely operate vehicles with trailers, forklift, skid steer, trencher or other compact construction equipment.
  • Ability to walk, climb, lift, stand, bend, stoop, perform repetitive movements, and carry objects, including but not limited to electrical tools, materials and equipment, weighing 50 - 90 pounds and to otherwise physically perform and complete assigned tasks as directed by supervisor.

Responsibilities

  • Performs a variety of landscape maintenance work, including but not limited to: General grounds keeping activities, including picking up trash and brush, watering lawns, trees, shrubs, and flowers, and setting up for special events.
  • Maintains and repairs equipment after each job.
  • Reports damages or equipment rendered unusable to the supervisor/manager.
  • Maintains grounds by removal of trash & debris, cutting weeds, and weed chemical spraying.
  • Worksite clean-up which includes, but not limited to, sweeping, mopping, buffing, removal of trash & debris, cleaning windows, countertops, & cabinets, etc.
  • Performing all paint preparation and application to interior and exterior surfaces affected by vandalism.
  • Repairing drip irrigation lines and systems.
  • Weed abatement and removal.
  • Clean up and removal of landscape debris.
  • Vegetation maintenance including tree trimming and removal, as required.
  • Routine maintenance of hardscape features and property monuments.
  • Maintains clean work areas and hauls trash from project to landfill for disposal.
  • Performs residential repair, installation, and tasks including, but not limited to: Performing minor plumbing repairs as assigned.
  • Home and shop clean-up which includes, but not limited to, sweeping, mopping, buffing, removal of trash & debris, cleaning windows, countertops, & cabinets, etc.
  • Performing all paint preparation and application to interior and exterior surfaces.
  • Making basic drywall repairs and window blind installation.
  • Cutting plywood to cover windows and secures windows with plywood.
  • Assisting with electrical, carpentry, roofing, and other tasks as assigned.
  • Assisting with move-in, move-out, and property site visit inspections as assigned.
  • Completes daily work order requests from existing residents as assigned.
  • Performs on-call emergency services for after hour coverage as assigned.
  • Assists with vacant home renovation tasks as assigned.
  • Assists in performing preventative and routine corrective maintenance as assigned.
  • Adheres to all Department, Division, and Community policies, practices, procedures and Division guidelines pertaining to Residential maintenance.
  • Adheres to all OSHA safety laws and standards.
  • Demonstrates full responsibility concerning accident prevention including immediately reporting any safety concerns to the supervisor.
  • Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, and the general public, at all times.
  • Assists other staff members as needed/assigned.
  • Attends and participates in training programs as requested.
  • Delivers various communications to residents as needed.
  • Attends and assists in setting up for resident functions and activities.
  • Performs other job-related duties as assigned by the Senior Maintenance Technician or Preventative Maintenance Manager.
