About The Position

This position plays a critical role in the maintenance department and assists Senior Maintenance Specialists or Maintenance Specialists in performing the day-to-day maintenance work of assigned properties. Such work will include the performance of custodial duties, unit turns, curb appeal, pest control, and basic repairs in carpentry, plumbing, or low voltage electrical work. The primary responsibility of a Maintenance Laborer is to ensure all cleaning for assigned properties is performed, to include unit turn preparation, and to assist the assigned Maintenance Specialist or Senior Maintenance Specialist in small repairs, curb appeal preparation, and to complete additional assigned tasks as needed. The ideal candidate for this position will have a strong work ethic and will be ready to learn new skills. This position is a great opportunity for someone to increase their trades experience, learn public housing maintenance, and eventually rise to become a Maintenance Specialist.

Requirements

  • Basic plumbing, electrical, carpentry and appliance knowledge.
  • Custodial and janitorial best practices.
  • Technological skill for Microsoft Office Suite, email, iPad and iPhone operations, internet, and automated work order systems.
  • Basic Math Skills.
  • Knowledge of and ability to use common hand/power tools and PPE.
  • Ability to follow written and oral directions.
  • Ability to get along well with clients, co-workers and the public.
  • Ability to speak and understand English.
  • Ability and aptitude to learn mechanical skills.
  • High school diploma, GED or equivalent.
  • One year paid experience in general laborer work.
  • Mechanical Skills.
  • Custodial Experience.
  • Laborer Experience.
  • Proficiency in Microsoft Office suite, smartphones, and tablets.
  • Works regular and reliable hours on site as required.
  • Attendance must be punctual and consistent.
  • Works an agreed-upon schedule and works additional hours as necessary to complete work.
  • Works effectively, cooperatively and respectfully with co-workers, clients and other contacts.
  • Follows all EHA Safety Policies and Procedures.
  • Follows all EHA Personnel Policies and Procedures.
  • Performs other duties as assigned.
  • Must be personally bondable for insurance purposes.
  • Valid Washington State Driver's license and excellent driving record.
  • Fair Housing Certification within 6 months of employment.

Nice To Haves

  • Paid experience in small motor repair, maintenance and cleaning.
  • Prior paid experience doing semi-skilled repairs and maintenance for: Large apartment complex; Housing authority; Other housing agencies.

Responsibilities

  • Assists with unit turns, inspections, preventive maintenance, repair or replacement of appliances, mechanical, electrical, carpentry, interior and exterior finishes, building envelope, grounds, custodial work, equipment and vehicles.
  • Performs chemical, mechanical and thermal pest control.
  • Functions as a team member for annual or preventive maintenance inspections.
  • Is available to volunteer to be on call to respond to after-hour’s emergency.
  • Ensures consistent and real time updates of Yardi work-orders.
  • Ensures daily communications with supervisor and Senior Maintenance Specialist or Maintenance Specialist.
  • Is familiar with power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants of the portfolio.
