About The Position

The Maintenance III position is responsible for planning, organizing, implementing, evaluating, and directing maintenance functions and programs. This role ensures daily maintenance tasks are executed properly, manages safety procedures, and oversees preventative maintenance for all equipment. The position also involves administrative duties, vendor supervision, and potentially performing various repair tasks. Additionally, the Maintenance III is responsible for maintaining grounds, common areas, and ensuring compliance with all relevant codes, regulations, and company policies.

Requirements

  • Must meet all applicable state and federal requirements for this position.
  • High School Diploma or its equivalent.
  • Five or more years of prior experience in general maintenance or a combination of education and experience.
  • Knowledgeable of boilers, compressors, generators, and various mechanical, electrical, and plumbing systems.
  • Must be licensed in accordance with current applicable standards, codes, labor laws, etc. (e.g., Boilers License, HVAC, Electric, Journeyman, Pool Operator's License, and EPA Certification, if applicable to community).
  • Be able to make independent decisions and follow instructions.
  • Deal tactfully with personnel, prospects, residents, family members, visitors, government agencies/personnel, and the public.
  • Capable of working with ill, disabled, elderly, and emotionally upset people within the facility.
  • Communicate effectively in a manner that is sufficient for effective communication with supervisors, team members, prospects, residents, and families.
  • Comply with all industry Fair Housing rules and regulations.
  • Knowledgeable in building codes and safety regulations.
  • Basic computer skills.
  • Ability to be on call in cases of emergency.

  • Minimum of two or more years of previous supervisor experience preferred.

Responsibilities

  • Plan, organize, implement, evaluate, and direct maintenance functions and programs in accordance with current rules and regulations.
  • Create and maintain procedures for daily maintenance tasks.
  • Conduct regular safety meetings and manage the safety log.
  • Supervise safety and fire protection programs by inspecting work areas and equipment.
  • Prepare and manage work assignments and schedules for department personnel.
  • Manage the orientation and onboarding for department staff.
  • Perform administrative duties, including updating the maintenance tracking system, completing spend down sheets, reports, and evaluations.
  • Maintain a complete preventative maintenance program for all equipment (mechanicals, plumbing, electrical, generator, fire extinguishers, fire panel, life safety equipment).
  • Obtain and maintain material safety data sheets (MSDSs) for hazardous chemicals.
  • Ensure proper labeling and storage of hazardous chemicals.
  • Ensure infection control and universal precautions are followed.
  • Confirm the physical aspects of apartments/units meet company standards and applicable laws.
  • Diagnose problems, make repairs, track accomplishments, and follow up on progress and completion.
  • Confirm unoccupied apartments/units are ready for occupancy.
  • Ensure services performed by outside vendors are completed properly and supervised.
  • Supervise, manage, train, and perform electrical, HVAC, EPA, plumbing, carpentry, appliance repair, painting, and overall apartment cleaning as necessary.
  • Repair concrete steps, patios, fencing, and signage as needed.
  • Complete apartment/unit make-ready procedures for move-ins.
  • Perform daily maintenance of grounds and common areas, including lighting, snow removal, trash removal, and vehicle maintenance.
  • Perform snow and ice removal (snow blowing, shoveling, salting, ice removal).
  • Troubleshoot and perform maintenance on indoor or outdoor pools or spa equipment (requires certification).
  • Perform or delegate scheduled maintenance on all equipment based on manufacturer recommendations.
  • Manage material control and efficient utilization of maintenance equipment.
  • Keep accurate records regarding preventative maintenance, service requests, and inventories.
  • Periodically inspect apartments/units, buildings, and common areas; perform repairs as necessary.
  • Remain informed on changing building codes and discuss potential impacts with the Executive Director.
  • Participate in facility surveys and develop plans of correction for maintenance deficiencies.
  • Ensure the department operates within OSHA standards and company safety policies.
  • Assist in the recruitment, interviewing, and selection of new team members.
  • Determine staffing requirements and work schedules.
  • Assist in staff development, monitor performance, and implement coaching, counseling, and discipline methods.
  • Perform other essential job-related duties as assigned.
