Performs maintenance duties and repairs, such as skilled plumbing, electrical, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and common area cleaning at one or more communities that have up to 149 units. This position may participate in the Maintenance Onboarding Support program after two years of employment with Eden. The role involves utilizing Yardi software for work orders, communicating with residents about delays, and potentially training other maintenance technicians. Daily property walks and quarterly/annual inspections are required, along with assisting in custodial and grounds work. The position also requires the use of technology for time tracking, company meetings via ZOOM and Teams, and online ordering. Effective communication and teamwork are essential, including participation in team check-ins, resident meetings, and handling resident concerns with tact and diplomacy. The role may also involve presenting safety topics, participating in an on-call emergency schedule, and assisting with the property’s emergency response plan. Specific job knowledge includes rekeying locks, rescreening windows, unclogging drains, replacing disposals and faucets, drywall repairs, HVAC troubleshooting, preparing vacant units, painting, appliance repairs, door installation, blind installation, and basic irrigation repairs. The role also involves maintaining records for preventative maintenance, inspecting equipment, and potentially soliciting bids for property-specific projects. If no Maintenance Technician III is present, this role ensures awareness of asbestos or lead on the property and maintains corresponding binders.
