About The Position

Neighborly Communities is seeking a Maintenance Technician II to join our Keizer Station team. This role is crucial for managing the maintenance operations of small-scale Neighborly Communities properties, ensuring they are well-maintained, compliant with regulations, and meet residents' needs with high-quality service. The Maintenance II will collaborate with the Community Manager on maintenance issues, apartment turnovers, and overall maintenance activities, while also ensuring compliance with state and federal laws, Fair Housing, landlord-tenant laws, and OSHA regulations.

Requirements

  • Proficient in Microsoft Office suite.
  • Strong ability to work independently with minimal oversight.
  • Excellent communication, organizational, and time management skills.
  • Capable of maintaining confidentiality and handling sensitive information with discretion.
  • Demonstrates clear and professional communication in both oral and written forms.
  • Skilled at managing multiple competing priorities and deadlines while maintaining a strong attention to detail.
  • Able to interact effectively with others, prioritizing the principles of an Outward Mindset.
  • High school diploma or equivalent.
  • At least one (1) year of maintenance repair experience.

Nice To Haves

  • Pool Certification is preferred if working at a location with a pool.
  • OSHA Certification preferred.

Responsibilities

  • Manage and complete the apartment make-ready process, including pre- and final move-out inspections, maintenance repairs, painting, and scheduling vendor services.
  • Ensure grounds and amenities are maintained to meet property standards.
  • Oversee unit turnovers, grounds cleanup and inspections, work orders, and, if applicable, swimming pool maintenance and care.
  • Maintain in-depth knowledge of all Fair Housing regulations.
  • Provide high-quality customer service to residents.
  • Maintain regular and reliable on-site and in-office attendance.
  • Assist the Community Manager with maintenance reporting and budget preparation.
  • Schedule and conduct monthly, biannual, and annual inspections (apartment inspections, backflow testing, safety checks, fire extinguishers, fire suppression systems).
  • Ensure cleanliness, safety, and compliance with OSHA standards for the shop and maintenance equipment.
  • Maintain a working knowledge of the property layout and finishes.
  • Represent the company professionally.
  • Coordinate the after-hours emergency on-call schedule, being available on weekends and after hours.
  • Assist the Community Manager in preparing the annual maintenance budget and ordering necessary maintenance supplies and materials.
  • Help ensure adherence to financial performance standards.
  • Schedule, prepare for, and conduct a monthly 3A+ SAM (Safety Accountability Meeting) with your supervisor, and report the meeting outcomes to Human Resources.
  • Assist in vendor auditing, including evaluating bids and services.
  • Facilitate safety meetings in coordination with the Community Manager while ensuring OSHA compliance.
  • Maintain expert-level knowledge of all property maintenance platforms, including Leonardo, SharePoint, and ResMan.
  • Adopt the principles of the Outward Mindset.
  • Complete all necessary and assigned training through GraceHill.
  • Perform other related duties as assigned by management.
