Performs maintenance duties and repairs, such as skilled plumbing, electrical, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and common area cleaning at one or more communities that have up to 149 units. This position may participate in the Maintenance Onboarding Support program after two years of employment with Eden. The role involves utilizing Yardi software for work orders, communicating with residents about delays, and training other maintenance technicians. Daily property walks for deficiencies, quarterly property inspections, and annual unit inspections are required. The position also includes custodial work in common areas, grounds assistance, and ensuring trash enclosures are maintained. Technology use includes recording time via cell phone, participating in company meetings via ZOOM and Teams with cameras on, ordering parts online, and working with the Procurement Department. Communication involves active participation in Teams groups, daily team check-ins, weekly resident services meetings, professional resident engagement, and handling concerns with tact and diplomacy, adhering to Equal Housing Opportunity requirements. The role also involves presenting subject matter at monthly site safety meetings, participating in an on-call emergency schedule, maintaining knowledge of utility shutoffs and property diagrams, assisting team members, and being a key participant in the property’s emergency response plan. Coaching others on task completion is also a responsibility. Specific job knowledge includes rekeying locks, rescreening windows, unclogging sinks/toilets, replacing garbage disposals/faucets, drywall repairs, HVAC troubleshooting, preparing vacant units, painting, appliance repairs, installing blinds, following manufacturer directions, maintaining preventative maintenance records, inspecting equipment, completing basic irrigation repairs, and maintaining schedules for preventative maintenance contracts. The role may also involve soliciting bids, walking properties with vendors, preparing bid comparisons, and presenting recommendations. When a Maintenance Technician III is not present, ensuring awareness of asbestos or lead on the property and maintaining corresponding binders is required.
